Albemarle County Virginia (the "Property")
Dear Mr. Worley:
In response to your Application for a Letter of Zoning Compliance, received March
24, 2016, please be advised as follows:
The Property lies within the boundaries of the County of Albemarle, Virginia
and the undersigned is authorized and empowered to execute this letter on
behalf of the County.
The Property is zoned Rural Areas (RA). The current use of the Property as
a Mobile Home Park with 83 mobile home spaces is permitted as an existing
legal nonconforming use, as this development pre -dates the requirements of
the RA zoning district and the supplemental regulations for Mobile Home
Parks. The Property is not a PUD Development.
■ The Property meets all access and parking requirements required by the
Albemarle County zoning ordinance.
■ There are no applications pending for re -zoning, for a special use permit, or
for a variance in connection with the Property.
■ There are no other permits or license requirements which a purchaser must
obtain before they may acquire the Property, or before the Property may
continue to be used in the manner which it is presently being used.

■ There are no pending or open zoning violations with respect to the Property
and, to the best of my knowledge, no new violations of the applicable portions
of the zoning ordinance.
Please note that all future additions or alterations to existing mobile homes or
replacement of mobile homes would require proper building permits, as may
be applicable.
Please contact this office if you have any questions or require further information.
Sincerely,
Ronald L. Higgins, AICP
Chief of Zoning/Deputy Zoning Administrator
