From: Paty Saternye- Senior Planner Division: Planning Services Date: July 12, 2016 Subject: SUB -2016-74 Jefferson Area Builders (TMP 121 9 & 9C) Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [14-302 (A)] Vicinity Map. Add "Esmont Road" to the vicinity map. Rev. 1: Comment Addressed. 2. [14-302 (A)(3)] Existing and platted streets. Change "Porters Road" to "Esmont Road". Rev, 1: Comment Addressed. 3. [14-302 (A)(4)] Private easements. If there are any private easements within the properties show them and include the width, deed book, page number and owner of the easement. Rev. 1: Comment Addressed. No private easement were added to the boundary line adjustment. However, since these are vacant lots it is understood that none may exist. 4. [14-302 (A)(5) is 14-303 (L)] ] Public easements; Public utility, drainage and sight distance easements. if there are any public easements within the properties show them and include the width, deed book, page number and owner of the easement. [14-302 (A)(7)] Existing and departing lot lines. Show the departing lot line between TMP 121-31 and 121-32A. Rev. 1: This lot line is across Esmont Road from the property and therefore is not required. 7. [14-302 (A)(9)] Building Sites on proposed lots. Building sites are to be rectangular in shape. Provide a rectangular building site that is a minimum size of 30,000 SQFT. Show the rear setbacks for the parcels. Rev. 1: Comment Addressed. Building site rectangles have been added. 8. [14-302 (A)(11)] Instrument creating property proposed forsubdivision. Provide information on the plat that created TMP121-9C. Approval of the soil evaluation by the Health Department is needed before approval the subdivision. Rev. 1: Comment not yet addressed.
