RE: ARB201600070 Springhill/Towne Place Suites
Dear Mr. Dowdy,
The Albemarle County Architectural Review Board, at its meeting on Monday, August 15, 2016, completed a
preliminary review of the above -noted request, The Board took the following actions.
Regarding the request for the special exception for the stepback, the Board by a vote of4:0, forwarded the
following recommendation to the Planning Commission
The ARB recommends no objection to the request for the special exception for the stepback.
Regarding the requests for special use permits for the hotel use and parking structure, the Board by
a vote of 4:0, forwarded the following recommendation to the Planning Commission
• The ARB recommends no objection to the request for the structured parking.
• The ARB recommends no objection to the hotel use with the condition that sufficient planting area
and landscaping be provided on the south side of the parking lot and the north side of the building to
integrate the development into the corridor, as determined by the ARB.
Regarding the conceptual_ design for ARB-2016-70: Springhill Towne Place Suites —Advisory Review:
The ARB offered the following comments on the conceptual design for future submittals:
1. Provide material and color samples for review.
2. Provide a mix of shrubs in an irregular pattern to screen the dumpster from the EC street.
3. Provide a dumpster screen detail in the site plan. Shift the parcel line or shift the dumpster Iocation
so that the dumpster is entirely on the hotel parcel after subdivision.
4. Clarify on the drawings the location and appearance of the elevator penthouse and any associated
equipment.
5. If existing trees are proposed to remain on -site or off -site in the landscape easement after
construction, indicate their location, size and species on the plan.
6. Add trees 2%" caliper at planting, 40' on center, along the southern side of the southern access
drive.
7. Revise the plan to define the planting area for the trees to be added along the EC frontage.
8. Increase the depth of the planting area for trees on the south side of the parking lot or clarify how
the trees will thrive in the minimal planting area provided.
9. Intersperse trees along the north side of the building, particularly at the east end, and place them to
coordinate with the architectural design.
10. Identify on the plan the material, manufacturer and color proposed for the retaining walls.
11. Include the standard window glass note on the architectural drawings: "Visible light transmittance
(VLT) shall not drop below 40%. Visible light reflectance (VLR) shall not exceed 30%." Provide
specs and a glass sample for review.
12. Add the standard mechanical equipment note to the architectural drawings: "Visibility of all
mechanical equipment from the Entrance Corridor shall be eliminated."

Revised drawings addressing the comments listed above are required. Include updated ARB revision dates on
each drawing. Please provide a memo including detailed responses indicating how each comment has been
addressed. If changes other than those requested have been made, identify those changes in the memo also.
Highlighting the changes in the drawing with "clouding" or by other means will facilitate review and approval.
