FYI: Justin and I spoke over the phone about the comments below. He had a different interpretation about how the
density would be calculated for this site, but he now understands our viewpoint.
He said he will speak to his partners and get back to us. He may request a different mandatory pre -app meeting to
discuss rezoning to a district that allows a higher density.

Justin,
We took a look at the plan for these applications this afternoon even though they're on -hold until the fees are paid. I
want bring a couple items to your attention:
The proposed density is 19.5 units/acre and the special use permit request is for R-15 zoning. Is there additional
information that explains why the request exceeds the maximum permissible density?
What is the proposed height of the retaining wall? The County would require terracing if it is above six feet in
height.
At first glance, we would not be able to recommend approval of this plan. Are you planning to provide additional
information? If so, I want to be sure we get it ahead of the plan being distributed to all the reviewers.
Thanks,
J.T. Newberry
