Subject: SUB -2016-146 Mark Begiebing - Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
[14-302 (A) (4), (6), (15) & 14-303 (E)] Private easements; Alleys and shared
driveways; Identification of all owners and certain interest holders; Dimension
standards and information on all lots, streets, alleys, easements and shared
driveways. The portion of the existing non-exclusive easement for ingress &
egress that was created in DB 902 PG 329 that is to remain, as well as a small
segment of the portion to be extinguished, is along an existing driveway that has
other non-exclusive easements for ingress and egress along it. As specified in
note #3 on the cover sheet, DB 4600 PG 94 created such an easement within
TMP 27-24. This easement seems to provide public road access for TMP 27-9
and TMP 27-10. Add a label for this access easement that includes what it is,
the deed book and page number of the recorded plat/deed, and any width
information that may exist on Sheet 2 of 2 for this easement.
2. [14-303 (E)] Dimension standards and information on all lots, streets, alleys,
easements and shared driveways. It is recommended that, for future reference, a
label of "existing private street easement" be added to the remaining portion of
the "non-exclusive easement for ingress & egress".
3. [Comment] As has been specified, TMP 27-24A is within the Sugar Hollow Ag -
Forestal District. Since this boundary line adjustment would result in a parcel
that is only partially within the Ag/For District the plat has been sent to the
County's Rural Area planner and the County Attorney for review. Approval of the
County Attorn y will be required before the plat will be approved.
