Dear Mr. Brooks:
Virginia Wineworks, LLC is licensed as a Virginia Title 4.1 Farm Winery. Virginia
Wineworks, LLC would like to install a bottling facility for wine product. The bottling
facility will have a maximum bottling capacity of 2,000 bottles per hour. Wine product
for bottling will be stored in eight stainless steel closed tanks. The tank volume range
from 250 gallons to 1,300 gallons. Bottling is seasonal. The bottling line will require
one to two employees. A layout exhibit of the bottling and storage facility is attached.
We have addressed performance standards of Zoning Ordinance Section 18-4.14 as
follows:
Noise: The bottling facility is located indoor/inside of an existing
metal frame building. At maximum bottling/labeling capacity
of 2,000 bottles per hour, the equipment products a sound level
of 55 dBA.
Vibration: The bottling/labeling equipment does not produce vibration
(impulsive or continuous).
Glare: The bottling/labeling equipment is completely contained in the
existing building. The interior building lighting associated
with the bottling/labeling equipment does not produce glare
that is visible from outside of the existing building.
Air Pollution: There will be no emission of smoke, odor or gaseous
pollutants.

Water Pollution: Spillage of wine product or wash down of the bottling/labeling
area is directed to a floor drain system then to the Albemarle
County Service Authority wastewater collection system. The
discharge does not require pretreatment (see attached ACSA
letter dated July 7, 2015).
Radioactivity: The bottling/labeling operation does not require handling of
radioactive materials. There will be no radioactive emissions.
Electrical Interference: The bottling/labeling equipment does not require any
equipment that would generate electrical disturbances.

We are a small business that will be storing and distributing wine from the warehouse
location located at 1585 Avon Street Extended, Charlottesville, Virginia 22902. We
have one full time employee in our warehouse.
We have addressed the performance standards of Zoning Ordinance Section 18-
4.14:
Noise: Our operation will not create sound or impact noise levels in excess of the
values specified in Section 4.14.1. Our major sources of noise are: truck deliveries of
merchandise.
Vibration: We operate no equipment in our warehouse.
Glare: Our operation is completely contained within the building. The interior lighting
associated with this operation does not produce glare that is visible beyond the lot
line.
Air Pollution: There will be no emission of smoke, odor or gaseous pollutants.
Water Pollution: No liquid wastes will be generated by this operation. Our operation
does not represent a hazard to water quality.
Radioactivity: My operation does not require handling of radioactive materials. There
will be no radioactive emissions.
Electrical Interference: My operation does not require any equipment that would
generate electrical disturbances.

Dear Mr. Bates:
The Albemarle County Service Authority (ACSA) currently provides water service
to 1585 Avon Street Extended though a 518" water meter. According to information
provided to the ACSA the future tenant is interested in producing wine at this facility,
requiring approximately 10 gallons per minute during peak demand. Based on this
information, the existing 518" water service should be sufficient to meet that
requirement. Based on our preliminary review an Industrial Waste Discharge Permit,
nor any pretreatment equipment, would be necessary for the wine -making facility. The
pH of the discharge needs to routinely be in the range of 6-9, although occasional short-
term discharges below 6 would likely be acceptable. Further analysis may be required
once the system is operation to determine if any issues may arise from the proposed
discharge.
