Callie Robertson Anchor Sign, Inc. 2200 Discher Avenue Charleston, SC 29405 RE: ARB -2016-109: Mattress Firm Sign Dear Ms. Robertson, I have reviewed the above -noted sign application. The following revisions are requested to make the proposal consistent with the Entrance Corridor Sign Guidelines. Regarding the proposed wall signs: 1. Wall Sign A on the northwest, front elevation does not require Architectural Review Board (ARB) approval due to its lack of visibility from the Route 29 right-of-way; however, a sign permit is still required for that sign. Revision 1— Comment did not have to be addressed — OK. 2. Proposed Wall Sign B on southeast, rear elevation does require ARB approval. Revision 1— Comment did not have to be directly addressed — OK. 3. Proposed Wall Sign B does not meet approved Comprehensive Sign Criteria (CSC) for Rivanna Plaza limiting the wall sign type to channel letter only (no backer panel). Revise the sign drawings by removing the backer panel. Revision 1— Comment adequately addressed — OK. Proposed Wall Sign B does not meet ARB (general) Sign Guidelines as follows. Those guidelines can be found on-line at httD://www.albemarle.ore/unload/imaees/Forms Center/Departments/Community De velopment/Forms/ARB Applications/Entrance Corridor Sien Guidelines.pdf Revise the sign drawing to include a current, legible photo -rendering of Sign B on the building elevation with dimensions of the overall sign height and brick sign band behind. The building image in the application drawing is blurred and the edge of the brick sign band indiscernible. See an earlier photo below showing the sign band inside the decorative brick edge. Sign guidelines recommend 6" of unoccupied sign band space above and below the sign letters. Revision 1— Comment still valid — not adequately addressed. In this latest submission, the sign is shown straddling the roof downspout and also is not centered vertically (top to bottom) in the overall brick sign band. The illustration directly below is from the approved Comprehensive Sign Criteria for this building — previously sent to you. It shows 2 separate sign bands at this location due to the location of the roof downspout. For this reason, the existing Sleepy's sign was designed and approved as two separate signs — so one could be centered in the left sign band and the other centered in the right sign band. Revise the sign drawing to show the sign(s) centered horizontally and vertically inside one or both of the sign bands — without straddling the downspout. KETAIL EAST ELEVATION b. Revise the sign drawing to include the closest pantone equivalent number for the yellow proposed in the graphic. Revision 1— Comment adequately addressed — OK. Regarding the proposed tenant panel in the freestanding sign: 1. Revise the drawing to indicate the sign illumination is existing internal. Revision 1— Comment adequately addressed — OK. 2. Revise the drawing to include the following note: "The tenant panel background shall be opaque, only the red and yellow colors of the text and graphic shall illuminate." Revision 1— Comment still valid — not addressed. 3. Revise the drawing to include the closest Pantone equivalent number for the red and yellow colors. Note: the ARB has determined that Red Pantone #485 is an inappropriate shade of red for signs in the Entrance Corridor. They have suggested Red Pantone 187 as an acceptable substitute. Revision 1— Comment adequately addressed — OK. Please respond by email within 15 days of the date of this letter indicating whether you will or will not proceed with these revisions. Your decision to make the revisions will suspend the 60 -day review period associated with your original submittal. If you choose to complete the revisions, please email the revised drawings to me. If you choose not to proceed with these revisions, staff will be unable to approve your application. Failure to respond to this letter shall be presumed to be a request to proceed to action on the application without further revisions. If you have any questions about this action, please contact me as soon as possible. I look forward to receiving your revisions and completing this review with an approval letter.
