To the County Engineer:
I am writing on behalf of Reasonable LLC in regards to our zoning application for
space at 1180 Seminole Trail, Suite 290. We are a startup microbrewery of
Charlottesville natives looking forward to returning to the area to launch our
business. For the foreseeable future, the company will have one full-time employee
and two non -employee principals, all of whom have an ownership interest in the
venture. We will make high -quality beers for sale in our tasting room and distribution
in the community.
To answer the specific questions you raised:
• Noise: Our operations will not create noise above the level described in Chapter 18,
§4.14.1 and §4.18 of the Albemarle County Code. The main sources of noise from our
business will be from the transfer of water between brewing vessels, the small-scale
pumps used to move it, and basic refrigeration equipment used to keep our inventory
fresh. There will also be periodic pick-ups and deliveries by truck at our facility.
• Vibration: Our operations will create no vibration as described in Chapter 18,
§4.14.2 of the Albemarle County Code. The equipment involved in our production
does not move in such a way as to cause vibration.
• Glare: Our operations will create no glare as described in Chapter 18, §4.14.3 of the
Albemarle County Code. The only light generated in our space will be from standard
light fixtures.
• Heat: Our operations will not create or discharge heat in excess of the limits
described in Chapter 18, §4.14.3 of the Albemarle County Code. We will install and
operate a small boiler for the purpose of heating water in our brewing vessels,
however the exhaust of the boiler will not be sufficient to measurably raise ambient
temperatures at any boundary lines of the property.
• Electrical disturbance: Our operations will create no electrical disturbance as
described in Chapter 18, §4.14.4 of the Albemarle County Code.
