The County of Albemarle Planning Division will recommend approval of the plat referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):
[Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
[14-302(A) 4 & 5 & 14-303(L)] Private easements; Public easements; Public utility, drainage and site
distance easements. Provide all existing easements on the plat. A) There is a storm drain access and
maintenance easement shown on Sheets 4A and 5A of the approved Phase 1 subdivision plat (DB 4518
PG1) that is not shown on this boundary line adjustment. Show this easement on the boundary line
adjustment and provide a label that includes the deed book and page number for the easement. B) Label
the 20' Pond Access Easement that encircles the pond and is shown on the same recorded plat and sheets
as mentioned above. Rev. 1: Comment addressed. Storm Drain easement is not shown and poryd
easement is now labeled..
2. [14-303(C) & (Iv)] Boundary Lines; Dimension standards and information on all lots, streets, alleys,
easements, and shared driveways. The longer of the two boundary lines that are to be vacated for Lot 25
does not have the correct bearing and distance. Provide the correct boundary line information for the lot.
Rev. 1: Comment addressed. Boundary line was revised.
3. [14-303(D)] Acreage of lots. Because this boundary line adjustment plat will affect the open space and
area totals of the whole subdivision, and because this change must be reflected in all future plats once this
plat is recorded, provide a chart for the existing and proposed Phase I areas as well as the Open Space
total and percentage. Rev. 1: Comment not vet fully addressed. Address the following comments:
• Include a note under the table for lot counts that states the densitv of lots aanroved with the
preliminary plat (SUB2012000038).
• Include a note under the table for Open Space with the approved values for the whole
development from the Preliminary Subdivision Plat (SUB201200038), as was previously
added to SUB201600079.
• Revise the heading for the density for the phases to be "Existing and proposed densities for
all phases:"
• Revise the size and phase location for "Open Space C" so that it matches the Open Spaces
specified under "Area Summary" for Phase II note on SUB2016-79 (after 1015/16 comments
are addressed). The values do not match and it is specified as being in two different phases
in the two charts. Please discuss how this comment will be handled with the County review
planner prior to resubmission to avoid a future comment. There may be a miss match in
what is considered Open Space C between previously approved plats and currently
submitted plats.
• Revise the open space percentage as shown in the Open Space summary for the whole
development to match the revised (after 10/5116) note on SUB2016-79. Changes to Open
Space C will impact these percentages.
• Please coordinate these modifications with those that will be made to SUB201600079 when
the 10/5/2015 comments are addressed.
4. [14-307.1] Provide a dam break inundation zone note on the cover sheet. Rev. i : Comment a�rdressed.

5. Mcrnment; It is recommended that this plat be approved and recorded prior to the approval of plats for the
other phases, including Phase II subdivision plat (SUB201600079), because this boundary line adjustment
plat will impact the open space and area totals and calculations for the Westlake Hills Subdivision, which is
a cluster development. In whatever order the recordation takes place the subdivision plats must accurately
show the open space and area totals for all previously approved and recorded plats before they each will be
approved. Rev.. 1: Comment addressed. Comment was acknoxviedged.
