RE: Letter of Revision (LOR) for SDP -2010-13 Treesdale Landscaping
Dear Mr. Collins:
Department of Community Development has reviewed the above referenced LOR against applicable
codes and ordinances. Comments are provided below:
1. [Comment] The majority of the proposed plantings required for screening are located outside of the
existing stormwater management facility easement (DB 3775-645) and located on Stonewater's Open
Space area (TMP 61A2 -0I -00-B). Prior to approval of the LOR a Landscape & Maintenance Easement
OR a modified Stormwater Management Facility Easement shall be submitted for review, approved, and
recorded. Both owners (Stonewater and Treesdale) will need to sign the plat and maintenance agreement.
2. [Comment] Revise the LOR exhibit to expand the document to include area of Lot 19 and the open
space behind it.
3. [32.5.2(p) & 32.7.9.4] Easements. Label, dimension, and provide recordation information for all
existing easements. All easements appear to have been recorded on DB 4364-25.
4. [32.7.9.7 (c) & (d)] Screening. The majority of proposed planting are either deciduous or ornamentals;
however, the intended purpose of these plantings are to provide year round screening. Staff appreciates
the mix of plant species to break up the visual impacts of the screening; however, this can also be
accomplished by mixing/alternating various types of evergreen plantings. Revise as follows:
a) Swap out the 3 London Plane trees for 3 evergreen screening trees
b) Swap out the 4 Heritage River Birch for 4 evergreen screening trees
c) Swap out the 2 Willow Oaks for 2 evergreen screening trees
d) Swap out the 2 Serviceberry plantings at the corner of Lot 25 for 2 evergreen screening trees
e) Swap out some of the Leyland Cyprus for a different evergreen screening tree. Possible trees to
interchange/cluster: Eastern Red Cedar, American Holly, and/or Foster Holly which are all
evergreen screening trees.
f) Continue the double staggered row of Inkberry Holly plantings north between the pathway and
the sewer easement.
5. [32.7.9.7 (c) & (d)] Screening. All screening shrubs shall be a minimum of 18" tall at the time of
planting. On the landscape plan provides height at the time of planting.
6. [Comment] Pending Engineering review of the LOR request. Once provided I'll forward comments if
any to you.
7. [Comment] Prior to approval of the LOR, Planning and Engineering staff plan to meet with the
property owners of Stonewater onsite to assure they are amenable to the proposed planting modifications.
