Dear Ms. Hood:
You have asked for a letter that provides an analysis of the zoning regarding the
referenced Property. This letter is based on a review of our zoning records.
■ The above referenced Property is developed as a 90 unit, 94,572 square feet
multi -family complex for the elderly. The site is served by 94 parking spaces.
The proposed development is to remain the same.
■ The current zoning of the Property is Residential, R-15. Senior Housing/Multi-
family dwellings are a permitted use in this zoning district. The Property also
includes land located in the Flood Hazard Overlay District.
■ The development was built under a site plan SDP2005-15 which was approved
August 11, 2005. The construction was completed and a final zoning inspection
was conducted on September 1, 2006 which determined the project was
completed in accordance with the site plan. A certificate of occupancy was
issued September 6, 2006 and remains in full force and effect.
There are no current or pending zoning violations on the Property. The Property
currently complies with all applicable codes, including parking requirements.

The above referenced Property is located in Albemarle County, Virginia. As
Chief of Zoning/Deputy Zoning Administrator for the County, I am authorized to
issue this letter.
