The total proposed commercial/retail space is approximately 36,000 SF. The (3) buildings located adjacent to Gander Mountain have been modified from the original concept plans to provide a more attractive and pedestrian oriented area (see attached Architectural analysis). The 8,000 sf building along Route 29 adjacent to Union Bank is oriented to relegate the parking behind the building. The side of the building facing Route 29 will also be architecturally designed with features characteristic of the front of the buildings,to prevent any issues of the appearance of the back of a building facing Route 29.There will also be a drive-thru lane and drive-thru window on this site, with the window being positioned on the south side of the building. Additional parking areas, landscaping, sidewalks and screened dumpster pads are proposed with this development. A brick enclosure matching the building's brick facade,with (2)two wooden board-on- board swinging gates,will enclose and screen the trash container areas from public view. Rooftop mechanical equipment will also be screened with the building's cornice. Ample landscaping is proposed to soften the site improvements and provide tree cover.This landscaping supports the existing landscaping currently located within the large, bordering stormwater management facility to the south. Improvements to the utility infrastructure are not required since they currently exist onsite or within adjacent public right-of-way, however connections will be required to serve the proposed building.The project will connect to an existing waterline within Gander Drive, existing sanitary sewer located onsite and gas and power lines located within route 29's public right of way. Proposed storm sewer will channel the run-off to the existing and proposed stormwater management facilities. See the attached plan for location of the utilities and swm features. The attached pictures represent current conditions taken from the entrance corridor,viewing the area proposed to be development with this plan. Also attached are the narratives and diagrams provided by the Architect for additional details on the site, buildings, and proposed materials.
