Thanks for your review and comments.
A copy of the recorded Schewel-Charlottesville easement is attached.
As a matter of clarification, parcel 45-112C no longer exists. It was merged into 45-109 in January 2010 as a county
requirement for final approval of the site plan. (see page 5 of the attached recorded plat).
The ownership of both parcels (109 and 112C) was and is under Rivanna Plaza LLC since we purchased them on 1-9-08.
(Keglers of Charlottesville was the prior owner of 112C). I am the manager and the authorized signatory for Rivanna
Plaza LLC. The county should already have documentation of that fact, but if not, let me know.
I believe the attached Schewels easement will give you the information you need on permission to do the work on the
Schewel-Charlottesville parcel 112D. Please confirm if that will meet your requirements.

I have had time to review these files. County records show this first WPO application (WPO200800060) was never
approved. It was awaiting a finished easement document from Schewels. As far as I can tell,that was not received. I
can approve the new/renewed application(WPO201100076)when the easement and owners stuff is straightened out,
as below;
The disturbed area appears to cover three parcels;
109 Rivanna Plaza LLC
112C Keggiers of Charlottesville
112D Schewel-Charlottesville
In each case,we will need to see documentation of ownership or authority to sign, and the owner/authorized
representative will need to sign the application and/or bond agreements. Alternatively, as with Schewel-Charlottesville,
easement documents can be provided.
The bond amounts will have to be adjusted slightly for a changed contingency policy based on changes in state
requirements. The new amounts are;
E&S $26,602

Kenny Thacker can assist you. You will need an Erosion and Sediment Control bond to start construction. Prior to the
issuance of a certificate of occupancy you will need to post a bond also. The amount of this bond will be determined by
the Code Enforcement Officer assigned to your project. A Code Enforcement Officer will be assigned once a building
permit has been applied for. You will need to coordinate with Kenny Thacker a preconstruction conference prior to
beginning work on the site.
Kenny,for reference this project is SDP 2008-90 and WPO 2008-60. In November of 2008 John Diez did a bond
estimate. The estimate is$26,300 for E&S and$122,500 for SWM.
