Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
[14-302(A)(3) & 14-303(E)] Existing or platted streets; Dimension standards and
information on all lots, streets, alleys, easements, and shared driveways. Revise
the label for State Route 717 to specify which portions of the road is by
prescriptive easement and which portions are dedicated public road right-of-way.
State Route 717 appears to have a prescriptive easement along the boundary
with TMP 119-55 and a dedicated right-of-way along the boundary of TMP 119-
55C5. The label provided only specifies that the route has a 30' prescriptive
easement. Revise and add labels as needed to specify the differences between
these two segments of the road.
2. [14-302(A)(10)] Right of further division of proposed lots. Provide information
and/or documentation on the number of development rights assigned to TMP
119-55. Please call the planning reviewer to discuss the development rights prior
to resubmission.
3. [14-302(B)(1)] General information. On sheet 2 of 2 add text to specify that it is
Sheet 2 of 2.
4. [14-302(B)(1)] General information. For the second submission of the plat add a
"last revision" date to Sheets 1 of 2 and 2 of 2.
5. [14-302(B)(5)] Zoning classification. The zoning classification for these two
parcels is "RA". Remove the "& A1" from the "Property is Zoned:" note on Sheet
1 of 2.
6. [14-303(D)] Acreage of lots. TMP 119-55 appears have an incorrect "old
acreage" specified for it. The County's real estate data specifies that the existing
acreage of the parcel is 107.98. Deed Book 635 Page 101 has a plat attached to
it, with a date that appears to be March of 1974, that shows an acreage for the
TMP 119-55 as 109.98. However, that plat only shows Lots 1 through 13. Deed
Book 560 Page 83 has a plat attached to it, with a date of September 1974, that
shows the creation of Lot 14 and removing two acres from TMP 119-55. Update
the size of parcel TMP 119-55 on the submitted plat or supply information and
documentation to clarify why the lot size shown on the first submission is correct.
7. [14-303(0)] Signature panels. All owners of the parcels must sign the plat.
Provide signature lines for the other two owners. Also, where the property owner
information is provided at the top of Sheet 1 of 2 change "or" to "and" between
the owner's names.
8. [14-303(P)] Notary panels. Provide enough notary panels as will be needed to
notarize all property owner's signatures.
