SUB-2016-180 Davis - Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
[14-302(A)(7)] Existing and departing lot lines. The northern most adjoining
property lines and property labels appear to be incorrect. TMP 73-36D, TMP 73-
36K and TMP 73-36E all appear to have very thin sections of their parcels
connecting to Route 708. TMP 73-36D is the parcel adjacent to TMP 73-36B on
the north edge, not TMP 73-36E2. Revise the labels and boundary lines at the
northern portion of TMP 73-36B to correctly represent the adjoining property.
2. [1 4-302(A)(1 0)] Right of further division of proposed lots. In notes #4 & 5 the
development rights for TMP 73-36131 do not seem to be mentioned. Only the four
development rights that are to remain with TMP 73-36B are specified. Please
call plan reviewer to discuss the development rights for the proposed lot prior to
resubmission.
3. [14-302(A)(11)] Instrument creating property proposed for subdivision. In Note #2
Deed Book 627 Page 500 does not appear to be the correct reference. Deed
Book 627 Page 559 seems to be the plat that was meant to be listed. Revise
Note #2 to have the correct plat and survey references.
4. [14-302(B)(1)] General Information. For the resubmission add a "last revision"
date to the plat.
5. [14-302(B)(8)] Yards. The location of all yards is not required to be shown on a
boundary line adjustment. However, if yards are to be shown then all setbacks
for the yards should be either shown or specified in a note. Currently only the
front yard setback is shown on TMP 73-36131 and no other required yards are
specified for either subject parcel. Either remove the 75' Building Setback Line"
note from the plat or provide all yard requirement setbacks for both parcels.
6. [14-302(B)(7)] Reservoir watershed; agricultural -forestal district. Revise Note #9
to specify that the parcels lie within a water supply watershed. The note currently
states "... and each do not lie in an ... or Water Supply Watershed." This is
incorrect.
