SP 2014-00015 Heartrock - Day Camp - Conditions of Approval:
1. Development of the use shall be in general accord with the conceptual plan titled "Heartrock Farm,” prepared by Sophie Johnston, Landscape
Architect, and dated February 17th, 2015 (hereafter, the "Conceptual Plan") as determined by the Director of Planning and the Zoning
Administrator. To be in general accord with the Conceptual Plan, the development shall reflect the following major elements within the
development essential to the design of the development:
• Number of parking spaces (maximum of 28)
• Number and location of tent -camping sites
• Size and location of barn
2. Customer parking shall only be permitted in the parking spaces shown on the conceptual plan.
3. The permittee shall obtain written approval of the entrance design from the Virginia Department of Transportation prior to the County's approval
of the final site plan for the use.
4. The permittee shall obtain written approval of the water supply and the onsite sewage system from the Virginia Department of Health prior to the
County issuing a zoning clearance and the permittee commencing the use,
5. All outdoor lighting at the site that is exclusively for camp use shall either emit 3,000 lumerns or less or be a full cutoff luminaire.
6. No amplified sound systems shall be used on the site.
7. The area shown on the conceptual plan as "Mowed Play Yards" shall be within fencing conforrming to ASTM standard F2049, except where it abuts
a structure. All gates into this area shall be located at least 300 feet from Blackwell's Hollow Road.
8. Overnight camping shall be limited to tent camping. Overnight use of recreational vehicles is not permitted.
9. At all times when the facility is open, except when the only active use is overnight camping, at least one staff member shall be on site.

FLOOD ZONE
According to the FEMA Flood Insurance Rate Map, effective date
February 4, 2005, this property does not lie in a Zone AE
100 -year flood plain.
WATERSHEDS
This site lies within the Buck Mountain Creek Watershed which is in
the South Fork Rivanna Reservoir Water Supply Watershed.
PARKING
SCHEDULE
28 spaces provided per condition #1 of SP2014-15
LIGHTING & LANDSCAPING
There are outdoor scones for the existing barn proposed. These fixtures have
less than 3,000 lumen output, eliminating the requirement for a photometric
plan. The landscaping plan is shown on sheet C6.
TRIP GENERATION
The owner projects a typical maximum of 70 cars or 140
trips per week. Assuming a peak ratio of 0.33, maximum
daily trips are estimated to be 47 trips per day.
WATER AND SEWER SERVICES
Water supply will be provided by a new private well. The location is
shown on sheet C4.
Sanitary sewer will be provided by a private septic and drainfield
system as shown on sheet C4.
ELECTRIC SERVICES
Contractor shall contact Miss Utility (811) to mark and locate the
existing electric service lines before land disturbance commences. No
new electric service lines are proposed.
SPECIAL ZONING CONDITIONS
1. The facility is limited to six (6) overnight camp sites pursuant to SP2014-15.
2. Gravel parking and access aisles have been permitted for the site pursuant
to section 32.3.5 variations and exceptions, which allow modification of
32.7.3 onsite parking, which is designed and constructed as provided in
section 4.12.
3. Curb and gutter shall not be required for the site pursuant to section 32.3.5
Variations and exceptions, which allow modification of 32.7.3 onsite parking,
which is designed and constructed as provided in section 4.12.
4. The 14 foot travelway with 3 foot shoulders was approved through a variation
request under Section 32.3.5(b) which allows for variation to the minimum
design standards provided in Section 32.7.2.2(a) and the design standards for
private streets in Chapter 14.
