HomeMy WebLinkAboutSUB201600171 Review Comments Easement Plat 2016-11-04County of Albemarle Department of Community Development Memorandum To: Doug Seward From: Paty Saternye- Senior Planner Division: Planning Services Date: October 5, 2016 REV. 1: November 2, 2016 REV. 2: November 4, 2016 Subject: SUB-2016-171 Pavilions at Pantops —Easements The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [14-302 (A)(2)] Vicinity map. Provide a hatch or polygon and labels to signify where within the vicinity map the subject parcels are located. The vicinity map should be at a scale of 1"=2,000'. REV. 1: Comment not fully addressed. Revise the vicinity map to show the road system between Route 250 and the site as well as the roads directly adjacent to the parcels. REV. 2: Comment not fully addressed. The scale of the Vicinity Map was changed but the text that specifies the scale was not revised appropriately. The Vicinity Map itself will be sufficient. However, the scale specified needs to match the scale of the map. Revise the "Scale: 1 "=2000"' so that it is the correct size for the map you have provided. 2. [14-302 (13)(5)] Zoning classification. Provide a note that specifies all zoning districts and overlays of the subject parcels. REV. 1: Comment addressed. 3. [14-302 (B)(7)] Reservoir watershed; agricultural -forestal district. Provide a note specifying the watershed and whether it is a water supply watershed. REV. 1: Comment addressed. 4. [14-303 (D)] Acreage of lots. Provided the correct acreage of lots. If a lot acreage is shown to three decimals the value should not be rounded to two decimals. Lots 97 through 100 are shown as 0.0596 acres in deed book 3993 page 441 and deed book 4267 page 443. REV. 1: Comment addressed. 5. [14-303 (E)] Dimension standards and information on all lots, streets, alleys, easements, and shared driveways. Provide bearings for all dimensioned lines including the existing and proposed easement lines. REV. 1: Comment sufl'icientiv addressed. A. note was added to species the that the easement lines are parallel to the existing lot fines. 6. [14-303 (H)] Monuments. Provide the location and material for all permanent reference monuments. Specify if the monument is found or set. REV. 1: Comment not fully addressed. Iron pins were specified as being set in the plat that is part of Deed Book 3993 Page 441 (shown on plat Sheet 4 of 11), which you have specified in your statements of consent. Reference that plat and add a note that specifies that the iron pins are as shown in that recorded plat. REV,. 2: Comment addressed. 7. [Comment] Attached see the comments from ACSA and Engineering. They do not have any objections to the submitted easement plat. REV. 1: Comment addressed. 8. [NEW COMMENT 14-303(0)] Signature Panels. Provide a signature panel for the County's approval. The panel that specifies "Approved for Recordation", "Agent for the Board of Supervisors" and includes a place for the date of he signature is not yet provided on the plat.
