Revise the plan to show the landscaping that is proposed for the areas of removed trees 1) on the
EC side of the practice facility and 2) along Farmington Drive, for a distance of 500’ from the property
line that runs more-or-less parallel to Rt. 250.

Farmington Country Club Site Plan. I have prepared the following summary in response
to your comments and concerns dated August 23, 2016.
Comment: [32.5.2(n)] Existing and proposed improvements. As discussed at the
12-7-15 pre application meeting, there is not an existing site plan covering this
specific area of the site; rather, SDP2001-55 is the closet known plan. Provide an
additional sheet in this plan set similar to sheet 2/8 of SDP2001-55, which depicts a
detailed overview of the area these improvements are taking place on.
Response: Drawing Number C-2A has been added to the set depicting the overall area.
=12. Comment: [32.5.2(d)] Topography and proposed grading. Provide an existing
conditions sheet, which includes existing topography, including any critical slopes.
Response: An Existing Conditions Sheet has been added, see Drawing Number C-2B.

In this instance you can avoid a full lighting photometric plan be it's a single light. I have discussed this with Margaret
and she agrees.
On the site plan provide the cut sheets for this light and label and depict the location of the light.
If you do seek to switch the lighting fixture to a full cutofffixture please assure the cutsheets w/these photometric
measurements are also included.

Thanks for clarifying the location. Can you find/provide a standard cut sheet for this fixture's photometrics (see
attached example). Such information will help staff to guarantee no spillover will happen to the adjacent
residential Rural Area zoned parcels across Farmington Drive.
Also, while not required it would be nice ifyou could swap out this light fixture for one that is full cutoff being
this is the Rural Areas of the county.

Yes, all lighting is required to be depicted on the site plan w/ a lighting plan regardless of the lumen levels.
Lights with lumens at or above 3,000 must be full cutoff. Lights below 3,000 lumens can be non-full cutoff;
however, all lighting must meet spillover requirements from the road. This is where the lighting plan w/
photometrics comes into play. Thus every site plan w/lighting is required to meet these requirements.

I understand your question as it relates to a site plan w/ a single light under 3,000 lumens, I believe we can work
with you to avoid a full blown photometric plan and in this instance provide less.
I'll need to run this by Margaret for final sign off Prior to my having this conversation with her please depict

We are planning on submitting the revisions to the site plan early next week. One of your comments was on
lighting. There is only going to be one light on the building, near the exterior door. The cut sheet is attached.
The light will be shielded by the retaining wall and the parapet roof on the building and it is only a single 10.5w
LED bulb, 677 lumens. Do we really need a photometric plan for this one light?

I have reviewed the resubmittal for the above referenced project and have the following comments:
Provide fixture counts for the proposed building so the ACSA can determine if a 1" tap will suffice for water
service or if a large service tap and meter vault will be required.
Confirm if the storm infrastructure shown parallel to the existing water main (including a water main crossing) is
part of this plan. If so, a profile of the storm/water crossing is required.

We adjusted the plans to show the trees as Margaret requested and she is ok with the changes. See attached.

As of today I have yet to review your plans, I've got 5 plans in the stack before I get to yours. If you would like
you may send me 5 revised sets which address Margaret's comments. I'll use this set to conduct my review and
hopefully approve. If that's not how you wish to proceed, I hope to conduct my initial review before Aug 9th
Please understand that our office is currently experiencing a surge in applications and we're down a number of
reviewers.
Notably I'm awaiting approvals from the/
and ACSA. Neither has provided comments yet.

I sent the survey crew out to identify the trees along Farmington Drive and the railroad as we discussed. The individual
trees are now shown on the plan.
The trees to remain are now noted and grading has been adjusted to allow for protecting the trees.
Is this what you need? Anything else? We will give hard copies to Chris if this works.
