Letter of Revision - Landscape Changes
Dear Mr. Dracopoli:
This letter is in response to your request, dated March 10, 2004, to allow the installation of a walking
trail and eight (8) Willow Oak street trees to be identified as Phase II and postponed until after the
adjacent portion of Peter Jefferson Parkway has been completed. Due to the simplicity of these
changes, this request has been reviewed as a Letter of Revision for the most recently approved site
plan for this site [SDP 00-152 Peter Jefferson Place V Final Site Plan].
The street trees and walkway that have not yet been installed adjacent to Peter Jefferson Parkway,
were originally addressed in a previous Letter of Revision, dated May 6, 2003, with a condition
requiring installation or bonding at the time of final zoning inspections. However, because the Peter
Jefferson Parkway extension could impose a significant amount of disturbance in this area, the best
final locations for these items might not be determined until after the road plans have been approved
and construction activity has finished. Therefore, the Department of Planning and Community
Development hereby grants approval of your proposal to phase the plan by postponing the
requirement for installing the trail extension and street trees until after this portion of the road has
been completed.
This approval is viewed as the second Letter of Revision to the above-mentioned final site plan
amendment, entitled SDP 00-152 Peter Jefferson Place V Final Site Plan. Please note that a total of
three (3) Letters of Revision are allowed before all changes to the plan are required to be submitted in
the form of a new site plan amendment. Please retain a copy of this letter for your site plan records,
and contact me if you should have any further questions.

RE: SDP 00-152 Peter Jefferson Place V Final Site Plan
Dear Mr. Waller:
This letter is to request approval of a revision to the final site plan for
Peter Jefferson Place V. We request that the planting of eight Willow Oaks and the
construction of an asphalt path along the northern property line be considered as Phase II
items to be completed upon the construction of the extension of Peter Jefferson Parkway.
The relevant work is high lighted in the attached copy of a portion of the site plan.
The northern property line of Peter Jefferson Place V is the southern right-
of-way line of the extension of Peter Jefferson Parkway. As the final horizontal
alignment and grades for the extension of Peter Jefferson Parkway have not yet been
determined, it is impractical at this time to plant trees that will line the future Parkway or
construct a path that will also follow the alignment of the road. To plant the trees and
construct the path at this time would be pure guesswork and both would be destroyed
when the road is built. Establishing these two items as Phase II items is therefore a
reasonable solution to the problem. We are of course committed to doing this work at the
appropriate time as they are an essential part of the Peter Jefferson Place V project.
Should you have any questions about this request please do not hesitate to
contact me. If this request is approved, please arrange for the release of the $6,600 site
performance bond currently held by the County.
