HomeMy WebLinkAboutSDP199000013 Other Grading Plan 1980-12-13 GRADING PLAN For BARCLAY PLACE Off Georgetown Road Near Hydraulic Road Barclay Place is a 124 unit apartment complex to be built on a 4. 8 acre site between Westgate Apartments and Georgetown Court. Entrance will be from Georgetown Road via a 220' private road which will also serve Old Dominion Day School. This road has been completed except for surface treatment. The site plan has been approved by the Albemarle County Planning Commission, subject to staff approval in several technical areas . While the approved site plan includes several different uses for various parts of the former Mowinckel Estate, this grading plan is limited to the construction of Barclay Place. The site is part open and part wooded, with several large trees in the otherwise open area. Parking and buildings have been located on the site so as to preserve as many of the trees as possible. In order to permit minimum grading, thereby saving trees and topsoil, the buildings are to be matched to the sloping site by making them two stories high on the uphill side and three stories high on the downhill side. The middle stories will be a few steps above grade in the front, and the lower stories will generally be at walk out level on the downhill side. In addition, we will grade so that there is a swale a few feet away from the buildings on the uphill side, so water will drain away from all sides of the buildings. Water from the parking lots will be collected in catch basins and curb inlets connected in two drainage systems. One storm drainage system will connect to an existing storm sewer line that has been extended through Georgetown Court to the southwestern side of the property. The other will discharge to the southeast into a wooded area. Ultimately, this wooded area will be developed as Solomon Court Phase III, and the storm sewer will be extended through the new development. For the present, the Barclay Place storm sewer system in this direction will terminate in rip-rap which will be placed just below Catch Basis "E" on the Barclay Place site plan. No major erosion problems will be created by the grading. There is no large flow of water across the property, as the uphill (northern) corner is within 50' of the top of the watershed. There is Ito be a jogging path around the edges of the property, and to minimize washing across adjacent property and to prevent washing of the surface material (wood chips) from the path, we plan to elevate the path slightly and make a slight depression just uphill from it. This elevated path will serve as a diversion structure, both during and after construction, to direct runoff from the site to the storm sewer system. During construction, we will place straw bale barriers or brush dams to filter the runoff before it leaves the site. The diversion structure around the edges of the site and the sedimentation barriers will be put into place as soon as grading is started. Similar barriers will be used to filter water entering the storm drainage system until such time as the site is seeded. Ingress and egress for the job will be via the private drive from Georgetown Road, and a stone pad will be placed to clean the wheels of the vehicles before they leave the job site.
