The letter of revision proposes the following changes as shown on the attached plan and letter dated 10-4-16: 1. Eliminate eleven (11) street trees along Avinity Loop, due to conflicts with utilities, add three (3) additional trees. The required number of street trees are still being met. 2. Removal of the sidewalk along the back of townhouse units adjacent to open space. There are no other changes to the approved plan proposed. This is the first (1s') Letter of Revision for this site. Three (3) Letters of Revision are allowed, after which all required changes must submitted in the form of a site plan amendment. This plan proposes to eliminate (11) street trees along Avinity Loop, due to conflicts with the existing water meters and other utilities. The total street tree calculations have been updated on the plan, and the project exceeds the required street trees on the project (note that the street tree calculations do not include the smaller ornamental trees along Avinity Loop). The conflicts were reviewed and discussed with the Zoning inspector, Lisa Green, in a recent site inspection of the property. As discussed with Lisa, these trees have been removed, and (3) additional trees have been added to the development to ensure that the project meets the minimum landscaping canopy. In addition, this plan proposes to remove the sidewalk and stairs proposed along the lawn behind the townhomes in Phase IV. This sidewalk was a carry-over from the original Phase IV apartment building concept. With the updated rezoning for Avinity and Avinity Estates, the apartment/condo building has been replaced with 7 TH units, and the sidewalk and stairway can be removed. This is consistent with the other townhouse units that are adjacent to the green spaces within the development. Attached is the letter of revision which shows the proposed landscaping changes. This is the first letter of revision for the subject site plan. The applicant acknowledges that a total of three (3) letters of revision are allowed.
