Agreement for Parking Lot
This agreement ("Agreement") made as of this Zjs7 day of 20/6 by and between CHARLOTTESVILLE FASHION
SQUARE LLC, ("Licensor"), having offices at 180 East Broad Street, 21' Floor, Columbus, OH, 43215 and J.B. Enterprises, Inc.
("Licensee"), having offices at 1510 Clarendon Blvd, Arlington, VA 22209, upon the terms and conditions hereinafter set forth.
Recitals
A. Licensor owns and operates a certain shopping center located in CHARLOTTESVILLE, VA, commonly known as Charlottesville
Fashion Square ("Shopping Center")
B. Licensee desires to display certain advertising and promotional materials within the Shopping Center for a limited period.
Terms
NOW THEREFORE, in consideration of the payments of the charges and fees provided for herein and the covenants and conditions
hereinafter set forth, and other good and valuable consideration, Licensor and Licensee hereby covenant and agree as follows:
1. Definitions. For purposes of this Agreement, the following capitalized terms shall have the following meaning:
"Commencement Date"—11/16/2016
"Display Materials" — As described in Exhibit "A"
"Display Areas" - As described in Exhibit "A"
"Expiration Date" — 12/26/2016
2. Grant. Licensor hereby grants to Licensee a non-exclusive license to display the Display Materials in the Display Areas, subject
to all the terms and conditions set forth in this Agreement.
3. Term. The Term of this Agreement shall begin on the Commencement Date and end on the Expiration Date.
4. Permitted Use. Licensee shall use the Display Areas solely for the purpose of the display and retail sale of Christmas trees,
wreaths and holiday decor and for no other purpose whatsoever during the period of November 16,2016 - December 26, 2016
(including setup and take down time) of portion(s) of the exterior common area of the Shopping Center designated by Shopping
Center Management (individually and/or collectively the "Space")
Tenant is responsible for all expenses incurred for the event. All displays and setups must meet with Shopping Center
Management approval and no pavement penetrations are allowed in setting up event equipment. The primary Space/Event
location will be the northwest parking field adjacent to US 29 and the north mall vehicular entrance. All aspects of Tenant's
activities hereunder are expressly subject in all respects to the approval of respective Shopping Center Management.
Tenant personnel will not be permitted to stay on any Shopping Center premises overnight, and absolutely no "RV" or other
means of housing will be permitted on any Shopping Center premises at any time.

Without limitation of any provision of this Lease: it is the sole responsibility of Tenant to obtain all permits required by the
respective applicable local, county, state and/or Federal governmental or other authorities. In the event that there is a change
in any local, county, state and/or Federal ordinance, law, rule or regulation or in the event that there is judicial, administrative
1 or other ruling, decree or order, with the result that it is no longer legal, permissible or advisable, in Landlord's discretion not to
be unreasonably exercised, for the Tenant to sell, handle or distribute said Christmas trees, wreaths and seasonal decor in or
from the Space at the Shopping Center, then this Lease shall become null and void.
