THIS DEED, which is exempt from recordation and grantor
taxes pursuant to §08.1-811(A)(3) and 58.1-811(C)(3), made
this 27th day of June, 1997, by and between the COUNTY OF
ALBEMARLE, VIRGINIA, hereinafter referred to as the Grantor,
and TANDEM FRIENDS SCHOOL, a Virginia non-stock corporation,
whose address is 279 Tandem Lane, Charlottesville, Virginia
22902, hereinafter referred to as the Grantee,
WITNESSETH :
That for and in consideration of the sum of Ten Dollars
($10.00), cash in hand paid, and other good and valuable
consideration, the Grantor does hereby GRANT, BARGAIN, SELL,
and CONVEY with SPECIAL WARRANTY OF TITLE unto the Grantee,
the following described property:
All that certain tract or
parcel of land and all
appurtenances belonging thereto, situated in
Albemarle County, Virginia, containing 1. 493
acres, more or less, shown and described as
Parcel X on a plat of Trueline Surveying, Inc. , I'
dated June 19, 1997, entitled "Plat showing
Parcel X to be added to and become a part of TMP
91-2A Scottsville District, Albemarle County,
Virginia'' , a copy of which is attached hereto,
made a part hereof and recorded herewith.
The said property is a portion of the property conveyed •
to the Grantor by deed of Charles William Hurt and Shirley L.
Fisher as Trustees for Hillcrest Land Trust, and Hurt
Investment Company, dated September 18, 1995, recorded in the
Clerk's Office of the Circuit Court of Albemarle County,
Virginia, in Deed Book 1492, Page 678.

The said property is conveyed subject to all easements,
reservations, restrictions, conditions, and other encumbrances
contained in duly recorded deeds, plats, and other instruments
constituting constructive notice in the chain of title to the
said property which have not expired by a time limitation
contained therein or otherwise have become ineffective.
