RE: Letter of Zoning Compliance LZC201600043, First Virginia Bank (BB&T) Property
Tax Map Number 032AO-02-00-00100 (the "Property")
Dear Ms. Baumgartner:
In response to an Application for Letter of Zoning Compliance, this office has researched
your request, inspected the Property and offers the following regarding the Property:
• The above referenced Property is zoned Highway Commercial (HC). The permitted
uses in this zoning district are as listed in the attached Section 24 of the Albemarle
County Code, Chapter 18, Zoning Ordinance. The HC District allows a variety of
commercial and office uses by -right, including financial institutions. The Property is
not part of a Planned Unit Development.
• The property is located in the Entrance Corridor Overlay District (EC), therefore, any
projects on the property, including exterior renovations or expansions, are subject to
review by the Albemarle County Architectural Review Board.
• The Property is developed as a financial institution which is currently operating as a
BB&T Bank.
• There is a Special Use Permit, SP1989-15, to allow the drive-thru lanes/windows.
The approval with conditions is attached. This special permit runs with the
Property, not with a specific owner. There are no variances associated with this
Property.
• The building was built in 1991 in accordance with a site plan, SDP1990-120, which
approved the bank with drive-thru and 20 parking spaces. A current site inspection
confirmed that the Property is in compliance with all approved plans and zoning
regulations, including lot area, lot width, minimum yards, parking and loading
requirements.

• This office has no record of pending or open zoning violations, rezonings, special
exceptions, special permits or variance applications for the Property.
