Subject: SUB 201600205 Paul Sandridge — Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line Adjustment
Plat referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)(9)]: Indicate the location, area and dimensions of a building site on parcel (TM 103-55E),
per § 4.2.1 of the zoning code. Provide the building site note, as well. It appears this parcel does not
contain a building site that meets the dimensions and shape, as stated in §4.2.2a1:
"Each building site for a dwelling unit shall have an area of thirty thousand (30,000) square feet or
greater and shall be of such dimensions that no one dimension exceeds any other by a ratio of more
than five (5) to one (1) as described by a rectangle inscribed within the building site."
2. [14-302(A)(10)]: Include the following note on the plat: "Parcel [letter or number] is assigned
[number] development rights and may/may not be further divided and when further divided
these rights shall not comprise more than [number] acres. The residue of Tax Map/Parcel
[numbers] is retaining [number] development rights and when further divided it shall not consist of
more than [number] acres."
3. [14-302(A)(15)]: Include the address of the owner of record on the plat.
4. [14-302(B)(7)]: On the plat, include a notation as to whether the land is within a water supply
watershed or an agricultural -forestal district.
5. [14-302(B)(10)]: According to Albemarle County's online GIS, water protection buffers are located on
both parcels (TMP 103-55F and TMP 103-55E). On the plat, indicate the location of stream buffers,
with the following note: "The stream buffer(s) shown hereon shall be managed in accordance with the
Albemarle Water Projection Ordinance.
6. [14-303(E)]: Staff recommends a driveway easement on parcel TMP 103-55E, as driveway access
passes through this lot to access TMP 10355F.
7. [14-303(H)]: Provide the location and material of all permanent reference monuments.
8. [14-310]: This application requires soils work and Health Director approval. Submit soils work to the
Planning Department, to my attention, for distribution to the Virginia Department of Health.
9. [14-312]: Confirm that the plat shows all existing buildings within 50 feet of the property line, as the
County GIS indicate that there may be/have been additional structures.
