HomeMy WebLinkAboutSUB201600204 Review Comments Final Plat 2016-12-13County of Albemarle Department of Community Development Memorandum To: Gwen Lacy From: Paty Saternye- Senior Planner Division: Planning Services Date: December 13, 2016 Subject: SUB-2016-204 Andrew & Lory Bedotto — 2 Lot Subdivision The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)(9)] Building sites on proposed lots. Provide a building site rectangle for Parcel C1. 2. [1 4-302(A)(1 0)] Right of further division of proposed lots. Expand the right to division note to specify the number of acres that can be developed, using the development rights, according to the 31-Acre rule. Please provide a copy of any documentation that is used for determining the development rights and the 31- Acre rule quantities with the next submission. These parcels appear to have a complex division history. 3. [14-302(A)(10), 14-303(C)] Right of further division of proposed lots ; Boundary Lines. It appears that the deed book and page number for the plat that created the "old line" may not be labeled correctly. The change in the property line between lots TM 132-8A and TM 132-6 seems to have taken place on DB 2191 PG 191-192. Please clarify which plat created the property line between the two parcels or revise the label for the "old line" deed book reference.
