The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line Adjustment
Plat referenced above once the following comments have been addressed: [Each comment is followed by the
applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
- Vicinity Map: The vicinity map must include a scale, ideally 1:2,000. The vicinity map should show all of
parcel 93-50, for reference. [§14-302(A)]
- Existing and Platted Streets: Show the width of the existing platted road right-of-way, Route 53. (§14-
302(A)3]
- Private Easements: Provide the name of the owner and deed book number for the overhead power
line easement. [§14-302(A)4]
- Right of further division of proposed lots: While the boundary line adjustment may not influence
division rights, "the plan shall also contain the following note: 'Parcel [letter or number] is assigned
[number] development rights and may/may not be further divided and when further divided these
rights shall not comprise more than [number] acres. The residue of Tax Map/Parcel [numbers] is
retaining [number] development rights and when further divided it shall not consist of more than
[number] acres."' (§14-302(A)10]
- Instrument: Check the deed book number for parcel 09300-00-00-05000. It is currently shown as D.B.
4480 pg. 233 on the plat, but appears to be a different page. [§14-302(A)11]
- Dam Break Inundation Zones: Show the federal and state Dam Break Inundation Zones. [§14-302(A)16
& §14-307.1]
- Zoning Classification: Indicate all overlay districts, such as the Zoning Entrance Corridor that applies to
this property. [§14-302(B)5]
- Stream Buffers: Include the location of stream buffers required by the water protection ordinance,
with the following note: "The stream buffer(s) shown hereon shall be managed in accordance with the
Albemarle County Water Protection Ordinance." (§14-302(B)5]
