Commissioner November 23, 2015 Ms. Rachel Falkenstein County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Re: SUB -2015-00189 Travis Liburn Bailey Subdivision Dear Ms. Falkenstein, We have reviewed the Travis Liburn Bailey Subdivision, as submitted by Meridian Planning Group, LLC, dated October 20, 2015 and offer the following comments: 1. A private entrance may serve up to two private residences. The Department may require the property owner to grade slopes, clear brush, remove trees, and conduct other similar efforts necessary to provide the safest possible means of ingress and egress that can be reasonably achieved. 2. If a parcel has the potential for additional development rights (additional residences) the existing entrance should be upgraded to accommodate the increase in trips. For example if the southern entrance was to have a total of 5 residences then the entrance shall meet the stopping distance requirements. If the same entrance was to have a total of 6 residences then the entrance should be upgraded to meet commercial entrance standards and shall meet the intersection sight distance requirements. If an entrance cannot meet the necessary stopping/intersection sight distance requirements then we do not recommend the increase in residences.
