Subject: SUB-2014-113 Avinity Phase II & Ill- Final Plat
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
4. [14-302 (A)(4)] Private easements. If the existing or proposed private streets
have been shown on another plat and recorded, state the deed book and page
number under which they can be found.

sidewalk and landscaping on private lots. An easement will be required for these

The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approve the plan referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based

Requirements:

The ACSA has reviewed the above referenced plat based on the approved Avinity Minor Amendment #1. The applicant
incorrectly shows the waterline easements on page 4A of the plat. The following is a list of easements incorrectly shown:
• The water main at the end of Avinity Way extends to a BOA outside of the EOP. The easement shall continue to
the property line, centered on the BOA.
• Lot 1 Water meter service was reside and is tapped off of the water main at a 90 degree angle.
• Lot 2 and 3 are served through a double tap which is offset onto Lot 2.
• Lot 4 and 5 are served through a double tap which is offset onto Lot 4.
• Lot 10 is served through a single tap.
• Lot 11 is served through a single tap.
• Lot 14 is served through a single tap.
• Lot 15 and 16 are served through a double tap.
• Lot 17 and 18 are served through a double tap.
• Lot 19 is served through a single tap.
• Lot 20 is served through a single tap.
• Lot 21 and 22 are served through a double tap.
• Lot 23 and 24 are served through a double tap which is offset onto Lot 24.
• Lot 25 is served through a single tap.
• Lot 26 is served through a single tap.
The applicant shall update the plat based on the approve Avinity Minor Amendment #1 and resubmit to the ACSA for
approval.

I spoke with Max this morning, and he is ready to approve the road plan. I have emailed Alex at ACSA to get his approval
as well (nothing has changed with the ACSA utilities and they are already installed). I would not think that Planning has
any comments, because they should have been addressed with the latest minor site plan amendment. Let me know if
you think you can also sign off on this.

This plat was denied by you a while back, see comments below. Do you know if they have since gotten road
plan approval for this section? I thought that they did for some reason. Can you let me know? I have a copy of
the plat if you need to see it for reference.
