Consent to Division. A statement should be provided on the sheet with the owner's signatures and notary that reads: "The platting or dedication of the following described land(insert description here, i.e. TMP) is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees, if any. • The tax map and parcel reference has been added to the Owner's Approval and shown as "...DESCRIBED LAND, TMP 09400-00-00- i 016000, SECTION K2C..." 2. Instrument evidencing the maintenance of certain improvements. Either provide the recorded HOA documents for the maintenance of the open space and the proposed private streets, or provide an instrument for review and approval by the County Attorney for the maintenance of these improvements. • The recorded Declaration of Covenants and Restrictions and the Amended Declaration of Covenants and Restrictions have been listed in the Title References. 3. Zoning Classification. Provide the zoning information including the proffers. Also state the ZMA number on the cover sheet (ZMA 2006-016) • Reference to the proffers and ZMA 2006-016 have been added to the setback notes. 4. As part of the rezoning, asphalt paths along Carroll Creek Road and into Road A, along with equestrian trails in the open space were shown/required. Show the asphalt path either on the road plans or the plat. Show the equestrian trails on the open space. • The trails were shown in the plan. 5. Dam Break Inundation zones. The designations for the Dam Inundations zone change from Federal to State and therefore needs to be reviewed by DCR. The plat has been forwarded to them for review and comment. State that the parcel is ROUDABUSH,GALE&ASSOC.,INC. ACSA Comments: 6. A new sanitary sewer alignment is under design. The plat shall reflect the new sewer alignment once it is approved. • The revised sanitary sewer easement has replaced the original alignment. 7. Show the Glenmore Sewer Agreement Boundary on the plat. • The Glenmore Sewer Agreement Boundary Line has been added to the plat. 8. Include a table that lists all the lots that are bisected by the Glenmore Sewer Agreement Boundary. The table shall include (for each lot) total acreage within the Glenmore Sewer Boundary Agreement and acreage outside of the Glenmore Sewer Agreement Boundary. A table has been added to the plat showing the lots bisected by the agreement line with the total areas (within and outside the line). 9. A cross (print target?) symbol appears in the very center of each plat sheet. Please delete. • Per Section 4 (Format for Copies) of 17VAC15-60-10 of the Library of Virginia Records Management Standards for Plats, states that "Margins shall be at least 1/4 inch on all sides, and inscriptions are to be made on only one side of the paper. All drawings shall have centering marks on each side, adjacent and outside the margins. Match lines or grid tics delineating 81/2 x 11 inch sections shall be inscribed on all plats larger than 81/2 x 11 inches, to create the least number of grid blocks possible and be located adjacent and inside the margins. Continuation sheets of multi-sheet drawings shall be the same size as the first sheet." Thus, the centering tic on all the plat sheets cannot be removed as required by the Commonwealth of Virginia. 10.
