True North has completed the following Tier Ill Groundwater Assessment of the
Greenloft subdivision.
Key Findings
Based upon the results of the Tier Ill the following key findings can be reported:
• Hydrogeologic Units: IV (The Lynchburg Unit)
• Groundwater availability zone: Class 2 (medium relative groundwater
availability)
• Hydrogeologic conditions favorable to proposed use? Yes
• Site within groundwater sensitivity zone? No.
• Contamination threats on record: None
• Additional contaminant threats observed in field reconnaissance? No
1.0 Site Description & Background
The property is located on the east side of Route 706 (Dudley Mountain Road),
approximately 1.0 miles north of the intersection of Route 706 and Route 708 (Red Hill
Road) (Figure 1). The setting of the parcel is rural, existing land uses surrounding the
property are residential with some small farms.

The property is bounded on the west by Dudley Mountain Road and adjoining
properties to the north, east and south are residential and/or undeveloped, rural and
wooded land. Properties to the west of Dudley Mountain Road are rural and residential
in nature.
The property possesses gentle to steep terrain interrupted by several drainage swales.
Elevation ranges from approximately 575 feet in the northeast portion of the site to
approximately 512 feet in the southeastern boundary (Figure 1).
Runoff from the west-central portion of the property exits via an intermittent stream
and merges into an unnamed stream just south of the site that flows into the North Fork
of the Hardware River approximately 2500 feet south of the property. Runoff within the
eastern portions of the property is provided by an unnamed stream that flows into the
North Fork of the Hardware River approximately 4300 feet southeast of the property.
The Hardware River is a part of the James River drainage basin.
Sixteen parcels ranging in in size from approximately 3 acres to approximately 8 acres
are proposed as residential lots. One lot, approximately 74 acres in area, will be placed
in rural preservation and will possess one home. All parcels will be served by private
wells and individual drainfields.The Preliminary plan is included in Attachment A.
2.0 Geology&Soils
According to the Geologic Map of Virginia produced by the USGS and the Virginia
Department of Mines and Minerals,the property is dominated by two separate rock
units as graphically shown in Figure 2;the Lynchburg Fanglomerate (Al) and a
metagabbro (zmd).Additionally,the biotite-plagioclase augen gneiss (ybg) is mapped in
the extreme southwestern portion of the site and the Lynchburg Group meta-graywacke
(zlm) has been mapped as being present in the extreme eastern portion of the site
(Figure 2). The Meta-gabbro is thought to have intruded through the Lynchburg Group
of rocks. No outcrops of rock were observed during site reconnaissance. The absence
of rock exposures is not unusual but makes the task of mapping the geology on a small
scale challenging. However,the soil maps offer an opportunity to gain insight and
sometimes, better resolution regarding underlying geology.
The soils of the site have been mapped by the National Resource Conservation Service
and include residual soils that have weathered in place from the underlying bedrock
(Figure 2). For the purposes of this report the following series are thought to be
weathered from the meta-gabbro (zmd):the Catoctin (13),the Fauquier(29/31)and the
Orange (63/64).The Catoctin is a moderately deep soil (bedrock encountered > 28
inches) and well drained while the Orange Soil series is deep (bedrock>48 inches),
permeability is very slow and runoff potential is very high. The Fauquier is a deep and
well-drained soil.
The remaining soil variants:the Culpeper(21), Fluvanna (32/33),the Hazel (40), the
Louisburg (48) and the Watt (93) are usually associated with the Lynchburg Group of
rocks (Al&zlm). In general,these soils are permeable, well drained and fairly deep.

The exception would be the Watt variants where rock can be expected to be
encountered before 30 inches.
In general,the geology of the site can be thought of as being underlain by the Lynchburg
Group of rocks (zlf) which contains the intrusive meta-gabbro (zmd); the soils are
moderately deep and well drained with the exception of the Orange soil variants.
3.0 Existing Hydrogeologic Information and Well Yields
The subject site is located within the Lynchburg (IV) Hydrogeologic Unit according to the
Albemarle County Hydrogeologic Assessment Summary Report of 2003. According to
that report,the average yield of the wells drilled within this Unit for the entire county
was 13.85 gallons per minute (gpm).
In an effort to obtain well data in the immediate vicinity of the site, True North
submitted an FOIA request with the Albemarle County Health Department.The FOIA
requested well records for 18 parcels within the immediate vicinity of the site. The file
search resulted in one well report of 9 gpm.
4.0 Potential and Known Contamination Sources
In order to identify any potential sources of contamination, True North performed a site
reconnaissance, reviewed available Risks/Hazards Mapping from the Albemarle County
GIS Website, and queried the Virginia Environmental Geographic Information Systems
(VEGIS) operated by the Virginia Department of Environmental Quality (DEQ). VEGIS
displays reports regarding petroleum release sites, Voluntary Remediation Program
sites, Solid Waste Facilities and tank facilities. No potential sources of contamination
within 2000 feet of the site were identified.
4.1 Field Summary Review &Sensitivity Mapping
Field reconnaissance was conducted on the property on November 6 and November 9,
2015. Site reconnaissance did not reveal any visible sources of environmental concern
on the site.Approximately 50%of the property appears to have been recently timbered
and views were unobstructed over much of this portion of the site. The northeastern-
most portion of the site (to be placed in Rural Preservation) remains undisturbed and
forested.
The neighboring parcels are served by individual wells and drainfields. Based upon a
visual inspection and the Albemarle County GIS Website,there are approximately 23
parcels within 1000 feet of the site that possess well and septic systems (Figure 3). All
of the parcels are topographically downgradient of the proposed subdivision and are not
thought to pose a threat to the groundwater of the site.
5.0 Groundwater Management Planning
Approximately 17 lots are planned in the subdivision and will be served by private,
individual groundwater wells deriving water from the deep,fractured bedrock aquifer.
The proposed homes will be served by subsurface septic waste disposal systems. The
portion of the site that was timbered is covered in vegetation. The remainder of the

parcel will remain mostly undisturbed and forested. Furthermore,the site's stormwater
management plan (Attachment B) minimizes land disturbance and maximizes open
space and stream buffer preservation.
The vast majority of the site is considered to be a groundwater recharge zone where
precipitation can infiltrate into the subsurface (Figure 4);the stream channels are
considered to represent the discharge zones of the shallow portion of the groundwater
system.
Land disturbance should be minimized during construction and landscapes stabilized
afterwards. This, in conjunction with the stormwater management plan, open spaces
and recharge of treated effluent should work to maximize groundwater potential of the
site.
The average yield of randomly sited wells within this hydrogeological unit is
approximately 14 gpm. It must be pointed out that Albemarle County Hydrogeological
Study did not subdivide the Lynchburg Group and the Meta-Gabbro, but considered
them as one unit when querying well yield results. In addition,the average yield of wells
does not include the number of dry holes that were constructed searching for successful
wells. Consequently, dry holes may be encountered during construction; however,the
parcels are large enough to accommodate several drilling sites if inadequate yields are
encountered.
0.0 Recommendations; Contingency Plans
• It is recommended that site planning and construction preserve undisturbed
forest cover as much as possible.
• Implement a runoff-neutral grading designs and water management practices
that promote infiltration of rainwater rather than surface runoff, as much as
practicable.
• Wells that are constructed in such a way as to intercept deep bedrock fractures
should be considered reliable as long as over-pumping does not occur. Shallow
water bearing zones are more prone to the effects of drought and thus should
not be relied upon.
• The proposed lots are relatively large and afford additional drilling locations in
the event that wells experience a reduction in output.

76.0 Conclusions
True North Environmental, LLC concludes the following:
1. The project site is located within the Lynchburg Group of rocks where the
average yields of wells drilled in this unit is approximately 14 gpm (Albemarle
County Hydrogeological Study, 2003). The proposed parcels are all greater than
3 acres in area which will afford at least several drilling locations if initial
attempts are unsuccessful.
2. Environmental inventory of site and surrounding properties did not indicate the
presence of potential sources of contamination that presently threaten the
environmental integrity of the site.
Limitations
The work performed in conjunction with this project, and the data developed, are
intended as a description of available information. This report does not warrant against
future operations or conditions, nor does it warrant against operations or conditions
present of a type or at a specific location not investigated.
Generally accepted industry standards were used in the preparation of this report.
Stated opinions and conclusions are not intended as a guarantee. The only reliable way
to confirm that a sustainable groundwater resource is present is to drill a well and test it
for quantity and quality.
