Chain link fence shall be 39" above grade with 3" embedded
for a total fabric width of 42". The post shall be 42" above
grade with 30" placed below grade (without concrete) for a
total length of 72"
1. Chain link fence shall be fastened securely to fence posts
with wire ties.
2. Filter fabric shall be fastened securely to chain link fence
with ties spaced horizontally 24" at the top and midsection.
3. Physical properties of the filter fabric shall conform to the
latest edition of THE VIRGINIA EROSION & SEDIMENT CONTRO
HANDBOOK.
4. When two sections of filter fabric adjoin each other, they
shall be overlapped by 6".
5. Maintenance sholl be performed as needed and material
shall be removed when sediment build-up reaches 50% of
the height of the super silt fence.
6. DOUBLE SUPER SILT FENCE shall be constructed in the som
manner detailed above. Two layers of super silt fence shall
be constructed in parallel, with a 5' separation between
layers.

PROJECT DESCRIPTION
THIS IS A CLUSTER DEVELOPMENT. THE CONSTRUCTION SHOWN HEREIN PROPOSES THE CONSTRUCTION
OF STREETS AND UTILITIES IN SUPPORT OF 210 ATTACHED TOWNHOUSE UNITS IN THE PANTOPS -
PHASE i DEVELOPMENT. THIS 58 ACRE SITE HAS BEEN CLEARED FOR DEVELOPMENT AND INITIAL E&S
CONTROLS HAVE BEEN ESTABLISHED. ADDITIONAL E&S CONTROLS SHOWN HEREIN WILL BE NEEDED FOR
THE FINALIZATION OF THE SITE. IMPERVIOUS AREA FOR (PHASE 1) IS 12.09 AC.
EXISTING SITE CONDITIONS
THE SITE IS IN A DISTURBED CONDITION. THE SITE IS STEEPLY SLOPED. 25% OR GREATER SLOPES EXIST
THROUGHOUT THE SITE AS A RESULT OF ONGOING CONSTRUCTION OPERATIONS.
TWO LARGE PONDS TO THE NORTH AND ONE TO THE EAST HANDLE MOST OF THE DRAINAGE TAKEN
TO
FROM EXISTING STORM INLETS ONSITE.
TREE AND VEGETATION COVERAGE IS FAIRLY UNIFORM THROUGHOUT THE SUBJECT PROPERTY WITH THE
EXCEPTION OF CLEARED AREAS AND WHERE ROADS ARE BEING BUILT.
ADJACENT PROPERTIES
PROPERTIES SURROUNDING THE DEVELOPMENT INCLUDE THE EXISTING ENTRANCEWAY, ROLKIN ROAD, TO
THE SOUTH, THE MONTESSORI SCHOOL IN THE SOUTHWEST ADJACENT TO ROLKIN ROAD, HURT
INVESTMENT CO. PROPERTY ON THE WESTSIDE, RESIDENTIAL PROPERTIES TO THE NORTH, AND A
RETIREMENT COMMUNITY ON THE EASTSIDE. VERONA DRIVE AND ROLKIN ROAD ARE CURRENTLY UNDER
CONSTRUCTION AS DESIGNED BY OTHERS.

EROSION CONTROL NOTES: -
1. The owner/developer grants the right of entry onto this property to the
designated Albemarle County personnel for the purpose of inspecting and

DAMS AND THE SEDIMENT FOREBAY AT THE INTERSECTION OF ROLKIN ROAD AND

5. APPLY TEMPORARY SEEDING AND MULCHING TO ALL EARTHENED PERIMETER
CONTROLS IMMEDIATELY FOLLOWING GRADING. (MS -5)
6. BEGIN TOP SOIL REMOVAL AND STOCKPILING AND ROUGH GRADING. RETAINING
WALLS SHALL BE CONSTRUCTED AS GRADING PROGRESSES.
7. AS GRADING PROGRESSES, FIELD ADJUSTMENTS SHALL BE MADE TO PERIMETER
CONTROLS TO ACCOMMODATE CHANGING DRAINAGE PATTERNS AND TO FACILITATE

10. AFTER FINAL GRADE IS REACHED AT ROLKIN ROAD, INSTALL CONSTRUCTION
ENTRANCE HERE. TRANSITION FROM PHASE I TO PHASE Ii CONTROLS SHALL
OCCUR AS FINAL GRADE IS REACHED AND UTILITIES, PAVEMENT, ETC. ARE IN
PLACE.
11. START RE -VEGETATION AS AREAS ARE BROUGHT TO GRADE OR STAND IDLE FOR
MORE THAN SEVEN (7) DAYS. REPLACEMENT OF SEDIMENT BASINS WITH
PERMANENT SWM FACILITIES AND FACILITY PERIMETER E&S CONTROLS SHOULD
BEGIN AT TiME WHEN COMPLETION OF FINAL GRADING REQUIRES INSTALLATION
AND UPSTREAM AREAS HAVE BEEN SUFFICIENTLY VEGETATED AND STABILIZED.

3. THE SILT FENCE BARRIER WILL BE CHECKED REGULARLY FOR UNDERMINING OR
DETERIORATION OF THE FABRIC. SEDIMENT SHALL BE REMOVED WHEN THE LEVEL
OF SEDIMENT DEPOSITION REACHES HALFWAY TO THE TOP OF THE BARRIER.
4. THE SEEDED AREAS AND CUT AND FILL SLOPES WILL BE CHECKED REGULARLY
