WHEREAS, Charles P. Ancona,Trustee of the Charles P.Ancona Revocable Declaration of
Trust u/a dated August 13, 2009("Charles P. Ancona") is the owner of Tax Map Parcel 8-15C as
show on a plat attached to a deed recorded February 28, 2013 in the Clerk's Office of the Circuit
Court of Albemarle County,Virginia at Deed Book 4310,page 416("Plat of Consolidation");and
WHEREAS,Charles P. Ancona wishes to vacate the Plat of Consolidation and reinstate the
plat previously recorded on July 11, 2003 in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia at Deed Book 2514, page 627 that subdivided the abovementioned property into
three lots: 8-15C,8-15C1 and 8-15C2("Plat of Subdivision");and
WHEREAS, Albemarle County acknowledges its consent and agreement with the above
described vacation and reinstatement with its signature on this deed;and
WHEREAS, Charles P. Ancona desires to further indicate his consent to vacate the Plat of
Consolidation in accordance with Virginia Code§ 15.2-2271 and reinstate the Plat of Subdivision.
WITNESSETH:
THEREFORE, in order to accomplish the above stated purpose, Charles P. Ancona does
hereby declare that the Plat of Consolidation is VACATED and ABANDONED and that the Plat of
Subdivision is REINSTATED,having the powers enumerated on Schedule A attached hereto,those
certain parcels of land described on Schedule B attached hereto.
This conveyance is made expressly subject to the applicable easements, conditions,
restrictions and reservations contained in duly recorded deeds, plats, and other instruments
constituting constructive notice in the chain of title to the property hereby conveyed, which have not
expired by a limitation of time contained therein or have not otherwise become ineffective.

TRUSTEE POWERS
In administering the aforesaid property,the terms of the Trust give the Trustee all of the
powers under Virginia Code Section 64.2-105 (1950, as amended), including, without limitation
the power to sell, assign, exchange, transfer, convey, lease or otherwise dispose of any or all of
the interest of the Trust in the aforesaid property upon such terms and conditions as the Trustee,
in its absolute discretion, deems advisable, at public or private sale, and for such purposes to
make, execute and deliver any and all instruments of conveyance, deeds of trust or assignments
in such form and with such warranties at the Trustee may deem expedient and proper, and in the
event of such sale, lease or other conveyance of the property, the purchaser shall not be obligated
in any way to see to the application of the purchase money or other consideration passing in
connection therewith.

of the Circuit Court of Albemarle County, Virginia at Deed Book 2514, page 627. BEING a
portion of the property conveyed to Grantor by deed from Charles P. Ancona by deed dated
September 1, 2009 and recorded on September 3, 2009 in the Clerk's Office of the Circuit Court
