North Albemarle Farmer's Market
Description of Proposed Use
Use: By Right Use : Farmers Market
Market Season: April 15'h - October 16th, Saturday's, 7:30am-3pm
Location: Parcel 32-42A, 340 Towncenter Lane, Charlottesville, Va 22911
(Vacant corner parking lot as shown on attached marked plans)
Description: I propose to startup and manage a Farmer's Market in the vacant
Parking lot area as shown on the attached plans. The market will operate
Saturday's only, mid April through mid October. The hours of the market
will start no earlier than 7:30am and end no later than 3pm each Saturday
during the market season. The vendors will be chosen from the local area
of Albemarle County, city of Charlottesville and the surrounding counties.
I would like to have at least one "community" vendor each week that will
showcase awareness of the services it provides, or promotes it's needs that
it requires from the community (ex: local rescue squad or fire station
fundraising or recruitment, fingerprinting station, SARA, small business
development outreach, child safety seat checks, etc.)
The market will, at full capacity have space available for approximately 35
vendors, utilizing a total of 7165 square feet of vendor space. There will
be clear/open areas where pedestrians will be able to move from one
vendor area to another. Vehicles will be blocked from vendor areas so as
to provide a safe area to pedestrians while they are in the vendor area.
There are 46 closely available parking spaces, 4 of which are handicap
parking spaces. There is an additional 152 parking spaces in the adjacent
parking lot. The entrance to the proposed area is VDOT approved and a
letter has been submitted stating this.
The current proposed location of the Farmer's Market is in a
predominantly vacant parking lot of the planned retail development.
Permission for the use the vacant parking area has been granted by the
owner(s) of Route 29, LLC, as it was been agreed upon that a Farmers
Market in the area will be a benefit to the local community. Currently the
proposed market will operate in an unused vacant area, if at such time the
owner of the property moves forward with development in the proposed
area of the Farmers Market a new application for a revision and zoning
clearance to move to another suitable area within the remaining vacant
area of the parking lot will be submitted to the County of Albemarle.
Benefits: *Community access to locally grown produce and goods.
•Support of local farmers and the continued agricultural use of their land
within the County of Albemarle.
*Support of local arts and craft vendors.
*Support of the local agencies promoting/fundraising at the market.
*Increased sales tax revenue to the County of Albemarle.

Good Afternoon Alisa and Pete,
I have reviewed the location and am very familiar with the layout and traffic patterns established for this site
and the original site plan. These parcels were setup for retail stores and other commercial use with the
current spacing from Towncenter BLDV to the first internal private intersection of Towncenter Lane meeting
VDOT spacing standards and also having available stacking room on the private road so that vehicles do
not backup into the existing state road. These parcels also have standard taper and turn lanes serving
them as well in both directions. The proposed use of this internal vacant parking lot would not create any
additional traffic than what has already been proposed for this site originally. There are no additional
requirements required for use of this location as a farmers market to be held on Saturdays for 6 months out
of the year. The existing commercial entrance at Towncenter BLVD (public) and Towncenter Lane (private)
meets the current VDOT specifications as required and is safe for continued use as originally approved by
VDOT on that current site plan. If you should have any questions or concerns please let me know.
