Subject: SUB-2017-6 Harry A. Wellons, Jr. & Florence Lee Wellons - Boundary Line
Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302(A)(5)] Public Easements. It appears that the deed book and page
number for the electric easement may not be correct. Please revise this
information or provide information on the specified deed book and page number
that clarifies that the deed book and page number is correct. Also, it appears
that there is an electrical easement across all three existing parcels, however the
electrical easement is only specified for T.M. 35-G1. Revise note 6 to include the
electrical easement or clarify why one does not exist on T.M. 35-G2 & 35-G3.
2. [14-302(A)(10)] Right of Further division of proposed lots. Expand the
development rights notes to include a statement about the development
rights only being utilized within the 1980's boundary.
3. [14-303(A)] Statement of consent to division. Include T.M. 35-G3 in the
statement of consent since that parcel is also being impacted by the
boundary line adjustments.
4. [14-312] Location of Existing Buildings. Either confirm that no existing building
is within 50' of the proposed boundary lines or provide the location of the
existing buildings ithin 50' of the proposed boundary lines on the plat.
