Reviews Comments:A road named HUNTLEY AVE exists in the City of Charlottesville and Per Part I, Section 4-a of the
County's Road Naming and Property Numbering Manual (page 6 of PDF), "A proposed road name
which duplicates an existing or reserved road name in Albemarle County or the City of Charlottesville
shall not be approved. An exception may be made for cul-de-sacs which have the same name as the
road from which they originate (example: "Amberfield Court" which originates from "Amberfield
Drive")." Therefore, HUNTLEY DRIVE cannot be approved. A new name will need to be submitted.
The applicant should contact this office with a list of three (3) replacement names.
A suggestion that keeps "HUNTLEY" could be HUNTLEY FARM DR or a similar name that has a
word after HUNTLEY. Please keep in mind, "A road name shall not exceed more than sixteen (16)
characters including spaces and the designator's abbreviation." (Part I, Section 4-c)

require different deed language than a conservation easement. Please contact John Blair in the
County Attorney's Office for further guidance.
2. The VSMP and Road Plans will need to be approved and bonded before the plat can be approved.

Greenloft Farms — Final Plat (SUB201600193)
The final plat for Greenloft Farms has been reviewed by Engineering. The following comments will need
to be addressed before approval:
1. The Forest and Open Space used in the VRRM worksheet will need to be labelled as
'SWM Forest and Open Space' and the area called out (45.48 ac. in the VRRM
worksheet). The following note will need to be placed on the plat:
"The SWM Forest and Open Space Easement is subject to the guidance set forth by DEQ
in the Virginia Stormwater Management Program. The areas will remain undisturbed in a
natural, vegetated state, except for activities as approved by the local program authority,
such as forest management, control of invasive species, replanting and revegetating,
passive recreation (e.g., trails), and limited bush hogging to maintain desired vegetative
community (but no more than four times a year)."
2. A Deed of Easement will need to be signed and recorded with the plat. A copy for
signatures will be sent once the plat is ready for signatures.

Subject: SUB -2016-193 Green Loft Farm -Rural Preservation Development- Final
Subdivision Plat
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302 (A)(4)] Private easements. Drainage easements and stormwater
management easements need to be submitted for approval from the County
Attorney's office prior to approval of the plat.
2. [14-309; 14-310] Soils information; Health Department approval. Soils work
should be submitted for review and approval from the Health Department.
3. [14-317] Instrument evidencing maintenance of certain improvements. A private
street maintenance agreement is needed for review and approval from the
County Attorney's office prior to approval of the plat. Also, the preservation tract
easement will need to be approved.
4. [14-316] Approval of entrance on public streets. VDOT approval is needed for the
entrance. Please forward their approval.
5. All bonds must be posted prior to approval of the plat.
