The County of Albemarle Planning Division will recommend approval of the plan referenced above once
the following comments have been satisfactorily addressed (The following comments are those that have
been identified at this time. Additional comments or conditions may be added or eliminated based on
further review.): [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [Comment] This site plan cannot be approved until the following attached comments are addressed.
Staff has provided references to provisions of Chapter 18 of the Code of the County of Albemarle. The
Code is kept up to date by the County Attorney's office. The Code may be found on the County Attorney's
website which may be found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to
submit a revised final site plan to address all of the requirements within six (6) months after the date of
this letter the application shall be deemed to have been voluntarily withdrawn by the developer.

Will you be providing Sarah comments on the final site plan? Or will your comments on the final site plan merely be
"prior to final site plan approval construction plans shall be reviewed and approved by ACSA." Or something to that

I was going to request water construction plan review but they submitted a review package yesterday. I have been
assigned the plans and they are currently under construction plan review by the ACSA.

The final site plan for Northtown Block IIB has been reviewed by Engineering. The following comments
will need to be addressed before approval:
1. The WPO submittal will need to be approved (it is very near approval) and the SWM
Forest & Open Space Easement Plat, including a Deed of Dedication, will need to be
approved and recorded.
2. If two-way travel is proposed, the 20' aisle south of the buildings will need to be 24' or
the parking spaces increased to 10' x 18'. If the aisle is one-way, please provide pavement
markings and signage. [I 8.4. l 2.16(c) I]
3. The retaining wall height label next to the loading area appears to be incorrect.
4. Label the type and size of the easements. The Forest & Open Space used in the VRRM
worksheet should be labelled as `SWM Forest & Open Space Easement'. Also include the
following note on the plan:
"The SWM Forest and Open Space Easement is subject to the guidance set forth
by DEQ in the Virginia Stormwater Management Program. The areas will remain
undisturbed in a natural, vegetated state, except for activities as approved by the
local program authority, such as forest management, control of invasive species,
replanting and revegetating, passive recreation (e.g., trails), and limited bush
hogging to maintain desired vegetative community (but no more than four times a

5. Provide guardrail along the parking and drive aisle that are adjacent to the retaining wall.

Dear Mr. Perez:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Collins Engineering, dated 6
February 2017, and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process. If further information is
desired please contact Justin Deel at (434) 422-9894.
