No comments needed to be addressed Additional comment: Ensure plants can accommodate ponding greater than 1-foot... Yes. The ponding will occur only for a short period of time. The plants selected, based on actual field data and observations, have appropriate wetland indicator classifications that make them suitable to these conditions. 4. ESCP status... Approved. No comments needed to be addressed. Fire Rescue: Robbie Gilmer 1. Provide an approved turn around for the townhomes... This is no longer an issue given they will be sprinkled. Shorten the nose of the median to accommodate the CG-12 ramps... The nose has been shortened. A crosswalk has been added. As mentioned in our phone conversation with Adam Moore on 5/12/17, this is the best we can do in this location and feel we have satisfied the request. Adam Moore agreed to allow this solution and deal with it if necessary in the field during construction. 2. Please show mill and overlay details and limits... The mill and overlay limits have been corrected per note#4 on WP-2. The current WP-2 detail was added to Sheet 8. Additionally, detail E/8 provides information on overlay requirements. 3. Change labeling of storm drain structures... Done. 4. Change labeling on Sheet 7... Done. 5. Provide 2 copies of the revised plan... Done and submitted to the attention of JT Newberry. 6. A VDOT Land Use Permit is required... Duly Noted. This is an issue to be handled by the contractor prior to construction. ARB: Margaret Maliszewski 1. Provide scaled drawings for Building C... This was agreed at the ARB meeting on 5/15/17 this wasn't needed at this time. 2. Add a standard mechanical equipment note... This has been added to Sheet 4 (located at the top/center of the sheet). 3. Coordinate the number of plants.... Done. To simplify your review, we have separated the required and non-required plants into 2 sheets (17 & 17A). 4. Revise landscape plan to identify all plants and coordinate the plant list... Done. To simplify your review, we have separated the required and non-required plants into 2 sheets (17& 17A). 5. Provide assurances that the utility easement and planting along the EC can coexist... We have coordinated to the best of our ability with the different utility companies. What we have shown seems satisfactory to all of them. Please refer to the attached letter from George Ray. 6. Intersperse ornamental trees along the EC frontage at Building A... The previous request was to plant ornamental trees. We added (3) Paperbark Maples to satisfy this request which are located in the plaza out front of Building A. They were also selected to correlate with the other Paperbark Maples around the building for compatibility and purchasing reasons. These are labeled "ornamental trees" on the County's Plant Canopy list and should suffice. Nothing was mentioned before this recent comment that they had to be flowering. We feel we have meet the request and nothing further needs to be addressed. 7. Relocate the dumpster away from the EC... This was agreed at the ARB meeting on 5/15/17 this wasn't needed at this time. 8. Provide easement documentation for the off-site planting east of the parcel... The off-site easement was submitted to JT and Engineering on Monday, May 8th.A off-site plat was included and before the County Attorney for final review. 9. Please note the maintenance factor(LLF) used in calculating the photometrics... See Sheet 19. The Outside Lane Closure Operation on a Four-Lane Roadway (Figure TTC-16.1)figure from the Work Area Protection Manual has been added to Sheet 23 to serve as MOT plan for the turn lane construction. 4. Layout of entrance median cut for left turn only from BLDG B revised. 6. Change label of dedication... Label changed as requested. 7. Provide drainage details or calculations on SDl1 and SDI2. There is no SDI1 or SDI2. Perhaps you were referring to SDJ1 and SDJ2. The J's look like l's so I changed their designation to SD K to avoid confusion. ACSA: Sheet 1 &General Comments- 1. Place PE Stamp on all sheets... Done. 2. Provide water and sewer data sheets. See attached. 3. Provide projected wastewater flows... To be provided separately. 4. Remove Sheets 6,7,9,18,19,20,21,22 and 23 from the submission. Done. 5. Provide information on the type of use proposed in the Memory Care Facility. It should be considered an Assisted Living Facility with 120 units. Each unit consists of one bed and one bathroom only. Sheet 2- 1. Revise water and sewer note 6... Done. Sheet 10- 1. Show existing ACSA water main along the entrance road to Heritage Hall. This emergency connection is no longer viable and will not be made; therefore, tying into the waterline in question is not proposed. Sheet 11- 1. SD-D5 to SD-D6—Show water service to vaults. Water service lines added to the profile. 2. SD-D6 to SD-D7—Water main should be 6-inch diameter serving the hydrant. Profile revised. 3. Storm G—Show existing water main serving Heritage Hall. RWSA approval for the connection is required. Has RWSA reviewed the plan yet? 2. Provide justification for the 12-inch diameter water main along Rio Road West. See attached fire flow calculations verifying proposed water main diameters. 3. Provide a fire hydrant at the entrance to the site. A fire hydrant has been added at the eastern side of the main entrance. 4. Provide fixture counts for all buildings to determine meter sizes. Fixture count for Building D is in progress and will be provided ASAP. Counts for Building A, B, and C will not be available so the proposed service laterals have been sized conservatively. 5. Comment related to the large meter service line detail... Plans have been revised to be in accordance with the current details. 6. Comment related to the separation between gas, water and sanitary. We have revised the gas routing so there is greater separation. 7. Provide 10-foot minimum between sewer manholes and edge of water mains. Our proposed solution would be to provide four 45 degree bends in the water line at the sewer manholes in question to provide the requested separation. No change to the plan was made at this time. Please advise. 8. Provide a fire hydrant about 30' prior to 90^ bend serving the townhomes. Reduce the water main to 4-inch 53 ductile iron. Provide 4-inch gate valve and Type A blow-off at the end. Fire hydrant in question was relocated as suggested. 9. Eliminate conflict between water meters and trees in front of the townhomes. Trees were relocated. 10. Provide lot or building numbers on the Utility Plan. Done. They are labeled A-D, Lot A-E on the Townhomes just as they are labeled on Sheet 4. 11. Review the possibility of shifting MH ZA4 outside the permeable paver section.
