Prior to initial site plan approval, at a minimum, comments 1— 2 shall be addressed in a resubmittal.

further review/action of the plan.
Rev 1. Comment addressed.
2. [32.5.2(p), 32.7.9.5(d)] Landscape Plan. There are numerous conflicts with the required/proposed landscaping and
the 40-foot utility easement along the lot's frontage (Rte. 29 and a portion of Westfield Road). Prior to the initial site
plan receiving conditional approval provide written authorization from the easement holder that the proposed
plantings are permitted within the easement. If authorization is not received, then the planting strip shall be enlarged
to accommodate the required plantings. Prior to the initial site plan receiving conditional approval the plan shall be
revised to address the above requirements.
Rev 1. Comment not adequately addressed. While you have provided documentation that a specific type of
planting is permitted in the easement. These specific plantings provided in this easement, as depicted on the
revised landscape sheet, are not acceptable to ARB. See ARB review comments below*. Prior to initial site plan
approval the plantings in this easement shall be acceptable to ARB and the easement holder.
*ARB Review Comments: "At the March 20, 2017 ARB meeting, staff summarized the proposed landscape change
involving frontage tree sizes smaller than required for the Shops at Westfield. It was the consensus of the ARB that the
frontage planting requirements should be met, but a combination of streetfront and additional planting in other available
areas could be considered. The ARB encouraged the applicant to pursue measures to reduce required parking. "
