RE: LZC-201700010 - Parcel ID 061WO-01-OA-00300 (the "Property")
Dear Ms. McGetrick:
As requested, we have examined our records with respect to the above referenced real
Property lying in Albemarle County, Virginia (the "County"), currently owned by the University of
Virginia Foundation, a Virginia non -stock corporation (the "Owner") but is under contract for
purchase by CA Land Holdings, LLC, a Virginia limited liability company (the "Buyer"). We are
pleased to advise you that:
• The Property is zoned Commercial (C-1). (See attachment) The Property is subject to
the Entrance Corridor ("EC") and the Airport Impact Area ("AIA") as described in Section
30 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance").
• The zoning of the Property permits multi -tenant retail as a matter of right, without the
necessity of obtaining any conditional or special use permit, variance or other
authorization or approval.
• The Owner intends to develop the Property per approved plans and permitted uses
within the Property's C-1 Commercial zone. The ability of the Owner to develop the
Property is limited only by applicable use regulations, site plan regulations and water
protection ordinance regulations.
• The Property is not subject to an approved rezoning, proffers, special exception, special
use permit or variance application.
• This office has no record of any open violations, exceptions, variances or nonconforming
uses on the subject Property.
