The proposed buildings are part of the Northtown Center development, which includes the Gander Mountain store and the Union Bank. The Rivanna Plaza shopping
center and Lowe's are located across Rt. 29 to the west. Additional commercial development is located immediately south along Rt. 29. The Carrsbrook and Woodbrook
residential developments are located to the north, east and southeast.
Visibility
The proposed buildings will be readily visible from the Rt. 29 Entrance Corridor.

The ARB reviewed a preliminary proposal for this project on September 19, 2016. The action letter from that meeting is included as Attachment A to this report. The recommendations in that action are
also included in the Analysis section of this report. Changes to building areas and footprints have been made since the September 2016 review, including the following: Building 1 (the southern building)

Staff recommends the following as the primary points of discussion:
1. The black and yellow colors and EIFS proposed for the Buffalo Wild Wings building.
2. The level of architectural detail on the north elevation of the Buffalo Wild Wings building.
3. The white stone proposed for the retail building.
4. New retaining walls: visibility, color, terracing.
Staff recommends the following revisions to the proposal:
1. Provide for review large EIFS sample panels including reveals.
2. Revise the yellow and black colors to less bold shades.
3. Provide manufacturers information on the colorfastness of the EIFS material in the colors proposed.
4. Provide photos of the EIFS in the proposed colors and reveals in place in other locations.
5. Revise the Nichiha "brick" panel to brick that matches Gander Mountain (Old Virginia Brick Poplar Forest).
6. Revise the entrance bay of the Buffalo Wild Wings building to incorporate the gray stone used in the retail building to soften the impact of the black EIFS and to provide greater coordination with
the retail building.
7. Revise the Buffalo Wild Wings building to incorporate more traditional materials in earth tone colors to coordinate better with the retail building.
8. Revise the bright white stone for the retail building to an off-white shade that coordinates better with the other building colors.
9. Provide the Lymstone Gray and Freedom Gray color samples for review.
10. Revise the north elevation of the Buffalo wild Wings building to increase the architectural detailing.
11. Provide for review the west elevation of Building 1.
12. Include the standard window glass note on the architectural drawings and provide a glass sample(s) and specs for review.
13. Provide a roof plan and elevations showing rooftop equipment locations and sizes. Ensure that equipment is not visible from the EC.
14. Add the standard mechanical equipment note to the site and architectural drawings.
15. Correct the photometric plan to eliminate spillover in excess of .5 fc.
16. Provide site and building lighting with consistent lamp types for a coordinated appearance.
17. Coordinate tree and pole light locations in the parking islands.
18. Identify on the lighting plan the locations of the WPI fixtures, or eliminate the cut sheet from the drawings.
19. Revise the landscape plan to provide a total of 13 large shade trees with 21/2" caliper planting size in interior parking lot locations.
20. Provide a tan or brown color for the retaining wall along the northern parking row. Provide a sample and add a color note to the drawing accordingly. Terrace the wall and plant the terraces.
21. Note the following information regarding signs: signs mounted on roofs are not allowed by ordinance, internally illuminated graphics may not be approvable as illustrated, and maximum sign sizes
are outlined in Zoning Ordinance Chapter 18, Section 4.15.
