Subject: SUB -2017-29 James C. Arnold - Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302(A)(9)] Building sites on proposed lots. Because of the small size of the
proposed residue lot and the significant amount of critical slopes that are within
the proposed lot area, provide an exhibit showing the 30,000 SQFT rectangle for
the building area. Rev. 1: Comment Addressed.
2. [14-309 & 14-3101 Soils evaluations; health director approval. Provide the soil
evaluations and health department approval for a primary and reserve drainfields
for the 2 -acre residue lot.. Rev. 1: Comment not fully addressed. Soils work
was submitted to the Health Department (VDH) on March 21, 2017.
Approval or comments from the VDH have not vet been received. The
Boundary Line Adjustment will not be approved until VDH approval.
3. [14-312] Location of existing buildings. If the second existing building on the
residue lot is within 50 feet of the proposed lot line then show it on the plat. Rev.
1: Comment Addressed.
4. [14-312] Location of existing buildings. County GIS shows an additional structure
within the existing T.M. 84-35G between the existing metal building and the
property line, in the vicinity of the well. Provide information on whether that
building exists. If the building exists, show it on the plat and dimension its
distance to the parcel boundary lines. Rev. 1: Comment Addressed.
5. [14-312] Location of existing buildings. Provide a dimension from the existing
mobile home to the proposed lot boundary at L7 & L8. Ensure that the required
setback is being met. Rev. 1: Comment Addressed.
6. [14-312] Location of existing buildings. Provide information on the existing "metal
building" that is 22.5 feet from the proposed property line on Parcel W. Specify if
this is an accessory building. Ensure that the required setback is being met.
