(VDOT) Subject: SUB2017-50 Henley Limited Partnership Rural Subdivision Hi Willis, I am finished up my review on this subdivision which is proposing to subdivide one large parcel into three separate properties. Gwen lacy with Roger Ray & Associates forwarded me an email from you that granted approval for entrances onto the public streets for the lots. I've attached the email above. I was looking into the existing 50' right-of-way (DB 1779, page 367) that runs along the proposed lot line between Parcel A and Parcel B. I can't figure out whether that is a private street or a public ROW. It is currently used by TMP 40-50A to the west of the proposed subdivision as an access way to State Route 811, Jones Mill Road. In your letter, you mentioned that both Parcel A and B could utilize that existing 50' right-of-way to access either parcel if necessary. My question is: if a single family home gets built on both Parcel A and Parcel B and they want to use that 50' ROW instead of a direct entrance onto Jones Mill Road, are there any VDOT regulations that would require the 50' ROW to be upgraded to a higher standard since three lots would be using that ROW?
