Subject: SUB -2017-49 David O. Bluthardt — 2 Lot Subdivision
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
[14-302(A)(10)] Right of further division of proposed lots. It appears that acreage
was added to T.M. 44-9E after 1980 (DB 1767 PG 726). Provide a line on the
plat showing the 1980's boundary of T.M. 44-9E. Specify on the plat the size of
the 1980 lot and specify how many acres of the 1980's parcel will be part of "Lot
1" in the proposed plat. Ensure a full two -acre kernel for the development right is
included in "Lot 1".
2. [14-302(A)(7)] Existing and departing lot lines. Provide the departing lot line for
the parcel line between T.M. 44-8 and T.M. 44A-21. That departing lot line
appears to be significant in referencing the location of the 1980's boundary of the
subject parcel.
3. [14-309 & 14-310] Soils evaluations, health director approval. Soils work was
submitted to the Health Department (VDH) on March 21, 2017. Approval or
comments from the VDH have not yet been received. The subdivision plat will
not be approved until VDH approval.
4. fCommentl Comments from Fire Rescue and E911 not yet been received. Once
their comments are available they will be forwarded to you.
