Thank you for your patience with us. As you know, we rec'd approval with a variety of conditions for staff review, as noted in ARB action letter dated March 25, 2016. Since that time we've also made some slight design changes as we've worked thought the completion of the design process and structural coordination, site plan coordination, final client input, etc. In an effort to `restart' the process and allow for final COA approval, we'd like to provide the attached package for your review. These changes are noted on the attached submittal package dated 12/20/16 for your review, clouded on elevation drawings pages 7 and 8. - Some of the clerestory windows have been replaced with painted cement panels. - Glass block on east elevation has been replaced with painted cement panels. - Portion of brick has been replaced with plank siding, painted similarly to brick on south, west, and east elevations. - The paint on the four posts at the south elevation has been changed to a darker color to match cement panel color. We ask for your review and confirmation that the updates we have made to the building design in response to the original ARB review and comments dated 25 March, 2016 and the structural adjustments (primarily at North wall) and material modifications (primarily at facades not visible form the corridor) are acceptable for formal resubmission and final COA consideration. Margaret, • You need the cut sheets and everything on the wall lights even though they will be below 3,000 lumens? I will need to get with the architect on the wall lights because I had no intention of showing them on the plan since we will not have any that are above or equal 3,000 lumens. Wall light info is needed. The ARB does review the fixtures, spillover, full cut-off, and intensity of illumination. The 3000 lumen ordinance limit is used to determine if full cutoff fixtures are required. This is separate from spillover. Technically, the illumination from all fixtures (building- and ground-mounted) is considered in determining if spillover requirements are being met. I don't anticipate spillover being an issue in this case, so I would be willing to accept the manufacturer's photometric diagrams instead of a full photometric plan. We'll need to be sure JT agrees with this for site plan purposes. • Ok I can add a note. The reason I call them out on the existing conditions plan is that is the page (along with the grading plan) that the site contractor will look at to determine his limits of clearing and what he can and cannot cut down. He will not refer to the landscape plan on what trees to keep or not keep. Yes. We want the site contractor to have what he needs on the plan, but the added note will make it clearer for reviewers now and in the future. • So I just checked my digital submittal and the Grading Plan is not in there. I have no idea why it was not in that PDf packet. I have it as part of the SDP submittal on the Cover, so it should have been included. I have attached this sheet for your reference. The grading plan has elevations on the topo. Would you still like the topo labels on the landscape plan as well? I can do without the topo labels on the landscape plan since you are showing them on the grading plan. o J.T., Could you also forward this grading plan to anyone that may need it? The only other person I think would need it would be Matt with Engineering, but really he has it with the WPO submittal anyways. • See above note for grading plan. The E&S plan is submitted with the WPO packet, since E&S is not reviewed for SDP. That is why I include the tree protection on the grading plan as well. This is one of the complicated issues with the whole SDP&WPO separate submittals. The tree protection is an E&S measure, so as far as construction the contractor is not going to look at any other sheet for the location of the tree protection besides the E&S sheet. However, ARB &SDP wants to see tree protection, so I have to show tree protection on the only other logical sheet to show it which is the grading sheet, even though the contractor will never look for it here. This is just one of a couple examples of how the WPO &SDP sheet separation complicates things from what the contractor is going to be looking for. I am only sharing this information because if you have seen other companies do something different that seems less complicated please feel free to share them. Tree protection shown on the grading plan satisfies the ARB condition. If you are ok with these items being addressed as I state/show them then I will plan to make these corrections on the next submittal. I will get with the architect on his resubmittal for site plan approval. I was expecting to see specific notes on the landscape plan for the on-site trees to be counted towards frontage requirements.Adding such a note to the landscape plan would resolve the issue. • Regarding comment 5, I saw a note referencing a grading plan, but I saw no grading plan, so I thought it was overlooked in the submittal. I see there is grading shown on the landscape plan.
