Dear Ms. Super,
I have reviewed the above -noted sign application. The following revisions are requested to make the
proposal consistent with the Entrance Corridor Sign Guidelines.
The sign plan must include all of the information required. Include all of the information you have
previously submitted and the additional information requested in this letter. The sign plan must include:
1. The Google map of the building that is attached to the sign plan does not have the correct
storefronts specified. The storefronts for Grit Coffee Bar are at the southwest corner of the
building at 2035 Bond Street. Both storefronts will be visible from the Entrance Corridor and
therefore must meet Entrance Corridor (EC) guidelines. Update the google map to show the
correct two storefronts for the businesses location.
2. Provide the street address, including the business's suite number, on both the wall sign plan and
the projecting sign plan sheets.
3. Stonefield Town Center buildings are subject to a Comprehensive Sign Plan (CSP). The
requirements of the CSP must be met in addition to the EC guidelines. See the attached CSP
documents.
4. Modifications to the Wall Sign Plan:
a. The CSP specifies that there must be a clearance of 10" to top/bottom of sign mounting
area for facade signs. The wall sign plan submitted shows the mounting area (sign area)
to have a height of 2'-10" or 34". The text height of the text specified for the reverse
channel letters is shown to be 20". This height would allow only 7" above and below the
sign which does not meet the minimum specified in the CSP of 10". Following the
specifications of the CSP is required. However, because of the distance from the
Entrance Corriddr of 230' and the short length of the sign, both of which minimizes its
impact, the height of the text as has been specified in this sign plan will be allowed.
b. With the resubmission, include a revision date. Retain the original submission date as
well.
c. At the end of the description, under "GRIT" it specifies "Black with white vinyl".
However, white vinyl is not specified for any component of the sign in the sectional
view. Specify which part of the sign is made of white vinyl. Ensure that the materials
and colors in the notes match those shown in the sectional view of the sign.
d. The text in the sectional view, and the blue text below it, are too small to be legible.
Increase the height of the text in the sectional view and in the note below it.
e. The color for each of the components of the sign (front, trim caps, returns, back of letter,
and lights) must be specified. The faces and backs do not have a color specified.
Modifications to the Projecting Sign Plan:
a. Either specify on the Sign Plan that the projecting sign does not have any illumination or
provide all required information for illuminated signs.
b. Provide the heights of the two lines of text on the sign plan.
c. It appears that the signs have been installed prior to approval and that they do not meet
the minimum clearance from grade specified in the CSP for projection Signs is 9'-0".
However, since they appear to be placed at least 7' above grade which is sufficient to
avoid pedestrians, and because the awnings are placed at 9' above grade and would block
the view of the projecting sign, the existing placement of the two projecting signs will be
allowed.
d. Provide information on the bracket that holds the sign. Include the material, color and
size/dimensions.
e. Provide the distance that the sign will be projecting out from the wall. The maximum
projection allowed from the face of the wall in the CSP is 36".
Only the Halo Lit Channel Letter wall sign and Acrylic Blade projecting sign are covered in this
submission and review. Any other signage, such as on an awning, must be submitted for review since
they were not specified in this submittal.
Please respond by email within 15 days of the date of this letter indicating whether you will or will not
proceed with these revisions. Your decision to make the revisions will suspend the 60 -day review period
associated with your original submittal. If you choose to complete the revisions, please email the revised
drawings to me. If you choose not to proceed with these revisions, staff will be unable to approve your
application. Failure to respond to this letter shall be presumed to be a request to proceed to action on the
application without further revisions.
