are imposed pursuant to the Albemarle County Code in effect
this date, and are not restrictive covenants running with the land
and their appearance on this plat is not intended to impose
them as such.
1. Source of title: DB 3854 page 28, DB 4758 page 504.
2. These parcels shown are in flood Zones X and AE as shown
on F.I.R.M. 51003CO520D.
3. The parcels are zoned RA.
4. Tax Map 136 Parcel 9F (12.511 acres) is assigned 2
development rights and may be further divided. Parcel 9 retains
one development right and maybe further divided. When divided it
shall not consume more than 7.409 acres.
5. There are no known groves, objects or structures marking a
place of burial on the properties.
6. The minimum building setbacks are: 75' from external public
road easements, 25' from internal public/private roads, 25' from
side property lines, and 35' from rear property line.
7. The properties are in the James River -Rock Island Creek
Watershed. The property.is not within a water supply watershed.
Parcel 9 is in an agricultural -forestal district. Parcel 9F is not in
an agricultural -forestal district.
8. Parcel 9F and the residue of Tm 136-9 each contain a
Building Site that complies with Section 4.2.1 of the Albemarle
