The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302 (A)] Vidnity map. Update the vicinity map to beat the scale of 1"=2,000'. Rev.
1: Comment Addressed.
2. [14-302 (A)(4)] Private easements Add to the note about the shared driveway the
deed book and page number for the existing easement Rev. 1: Comment Addressed.
3. [14-302 (A)(9), 14-309, 14-310 & 14-416] Builafngsltes; Soils evaLq ion; WeaN7
DirectarAppnDval; Individual private weft and onsite sewage systems Update the plat to
show the location of the exisfing well and drairfield(s). The eadsting well and drainfidd(s)
that support the existing dwelling must be within the new "Parcel A" or the locations for a
new well and drainfields should be shown and approved by the Department of Health.
Rev. 1: Comment not vet addressed. The soil work was submitted to the Health
Department on June 20, 2016. The Plat will not be approved until the VDH approval has
been received.
4. [14-302 (A)(10)] Right of Further DA&ion, Parcel "B" does not seem to have 5 existing
development rights. In 1979 TMP 92-43 included what is now TMP 92-43, TMP 92-43A,
as well as what appears to be a small portion of land north of Henderson's Creek (see
attached 1979 Tax Map). That parcel would have been assigned 5 development rights
at that time. Also, SUB2007-325 (also attached) that subdivided the parcels that exists
currently stated that "Parcel `AN" was being given 2 development rights and the "Residue"
retained 3 development rights. Update your Right to Further Division note to reflect this
information or provide documentation that specifies the number of development rights
that are shown on the plat Rev. 1: Comment Addressed.
5. [ 14-302 (A)(15), 14-303 (0) & (P)] Identification of all owners and certain interest
hoa4 km, Signature panels; Notary panels. The TMP 92-43A and its owners need to be
added to the all portion of the plat where owners, owner information, and legal references
are provided including but not limited to the signature panel, notary panel (if not notarized
at the same time as the other owners), and legal references. Rev. 1: Comment not fully
addressed. In the signature Panel for the owners it seemp that Laurel E. Moslgyis
accidentally listed as Laurel G. Mosley. "E" is the middle initial listed on the.County's
online GIS and also shown within TMP 92 parcel 43 on the plat Please darify or update
the ovvner signature panel.
6. [14-303 (C) & (E)] Boundary lines, Dimension standards and information on
all lots, streets, alleys, easement, and shared driveways. Provide the
required information for "Curve 1". "Curve 1" seems to be a small curve
dimension for "Parcel B's" boundary along State Route 53 and adjacent to a
monument that was found. Rev. 1: Comment Addressed.
7_ [14-303 (H) & 14-421] Monuments, Monuments. If iron pins are to be set at
the new property corners for parcel A show that on the plat. Rev. 1: Comment
Addressed.
8. [Comment] Note # 5 seems to be out of place. It refers to State Route 640 and a
"proposed private street". Remove this note or clarify why it is on the plat. Rev. 1:
Comment Addressed.
9. [Comment] There is at typographical error in note #4. Change "containsone" to
be "contains one". Rev. 1: Comment Addressed.
10. [Comment] There is a typographical error in the data of at least three of the
adjoining lots. Change "paarcel" to be "parcel". Rev. 1: Comment Addressed.
11. [Comment] Adjoining lois. There are two adjoining parcels that show owners that
do not match the online GIS data. They are TMP92-45 & 42. If the owners are
different then it is likely that the deed book and page numbers for the parcels
also need to be updated. Either clarify why the information provided is correct,
providing documentation to support that fact, or updated it. Rev. 1: Comment
