RE: ZMA No. 201600020 Barnes Lumber Proffer Amendment
Dear Neighbor,
I invite you to attend a CCAC Community Meeting at 7pm on
December 14th at the Meadows. The meeting agenda includes our request to
amend the current zoning proffers on the Barnes Lumber property to allow
certain commercial uses that are deemed desirable in the Crozet Master Plan
but not allowable under the current zoning proffers. This proffer amendment
has been generated in response to a request by a local technology company
that would like to relocate from Seminole Trail to the Barnes Lumber property.
The current zoning proffers do not allow for offices or research & development
type activities. The proffer amendment would enable these types of activities
on the property.
The purpose of the meeting is to provide an opportunity for residents
to receive information and ask questions about the proposed proffer
amendment, County review procedures, and relevant regulations and policies
of the County applicable to the proposed project. The applicant and County
Staff will be available at the meeting to answer questions about the project
and the review process.
The meeting is scheduled for Thursday December 14th from 7-9pm at
The Meadows Community Center, 5800 Meadows Drive, Crozet, VA. We look

This letter is to notify you as an adjacent property owner of the above-referenced petition described as
follows:
PROJECT: ZMA 201600020 Barnes Lumber Proffer Amendment
MAGISTERIAL DISTRICT: White Hall Magisterial District
TAX MAP/PARCELS: 056A2010007100, 056A20100071B0,
LOCATION: 5707 Three Notch'd Road, 5755 The Square, and property adjacent and south of CSX
Railroad(approximately 1,000 east from the intersection of Crozet Ave. and the railroad track).
PROPOSAL: Amend previously approved proffers(ZMA 199500022)on approximately 18.7 acres to add
laboratories/research and development/experimental testing,independent offices within existing structures,
industrial offices and temporary construction uses to the list of permitted uses. The property is zoned HI,
Heavy Industry—industrial and commercial uses(no residential use)
OVERLAYS: Entrance Corridor(EC), Steep Slopes
PROFFERS: Yes
COMPREHENSIVE PLAN LAND USE/DENSITY: Mixed Office/Research&Development/Flex and
Commercial which allows a mix of employment,retail, service uses'with light industrial and residential
uses(up to 36 du/acre)as secondary uses and Downtown which allows commercial, employment, office,
institutional, office,research and development, and residential uses(up to 36 du/ac)in the Crozet
Community.
This petition will be reviewed and public comment received at a joint meeting of the ALBEMARLE
COUNTY BOARD OF SUPERVISORS AND ALBEMARLE COUNTY PLANNING
COMMISSION MEETING ON WEDNESDAY,DECEMBER 21, 2016.
The Albemarle County Board of Supervisors and the Albemarle County Planning Commission will meet at
6:00 p.m., Lane Auditorium, Second Floor,County Office Building, 401 McIntire Road,Charlottesville,
Virginia. Should you wish to attend this meeting,you may call this office during the week of the meeting
to ask the tentative time the item is scheduled on the agenda.
