RE: ARB-2017-39: North Pointe Northwest Residential Area
Dear Mr. Collins,
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on
Monday, May 15, 2017. The Board, by a vote of 3:0 approved the request, pending staff
administrative approval of the following conditions:
1. Provide for review samples of the tan block and the Night Gray Hardi siding.
2. Revise the elevation drawings to clearly show the offsets that have been added.
3. Revise all fence notes on the Layout Plans (and other relevant sheets) to have consistent
wording with clear reference to the fence detail.
4. Revise the Callicarpa japonica designation to Callicarpa Americana.
5. Provide additional detail on the location and density of existing trees/shrubs, and plans/sections
that show the relationship among the Entrance Corridor street, the proposed retaining wall, topo
near the wall and in the buffer, and location of existing vegetation and vegetation to be removed.
Show how an appropriate appearance for the EC will be achieved.
6. Revise the plan to show the gravel bed outside of the 40' buffer.
7. Increase the size of the Greenspire Littleleaf Linden to 2Y2" caliper minimum at planting.
8. Reduce the Sweetspire quantity to 54 maximum without increasing the quantity of any other
shrub such that it exceeds 25% of the total (54 on the current plan).
9. Include the Rt. 29 retaining wall in site section 4.
10. Add shrubs and mix them with the trees close to the 29 frontage south of the entrance to help
screen the south side of the culvert.
11. Add shrubs among the Redbud and Scarlet Oaks located east of the northern culvert.
12. Add evergreen trees west of blocks 14, 18 and 21. Add screening between the EC and Building
1, substituting evergreens for deciduous.
13. The design of Buildings 1, 14, 18, 21 and 24 are subject to a work session to further refine
facades facing the EC to meet EC guidelines.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB
revision dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If
changes other than those requested have been made, identify those changes in the memo
also. Highlighting the changes in the drawing with "clouding" or by other means will facilitate
review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your
revisions to ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a
Certificate of Appropriateness may be issued.
